We're talking about roughly, ONLY 100++ (link) + 100++ (semi D cluster) + 100++ semi D (tentative) minus internal 'SAPU'....vs 3k balloters (minimum).

As long as by SP Setia, sure okay and never go wrong.

But, too bad, I am very noob in Semenyih and what is the catalyst to boost it up since the surrounding township was Kajang, Bangi and Bdr Baru Semenyih which all the latter also in the mode of developing and improving.

24x75 or 22x80 or 24x80 linked house are definitely my choice for either own stay or investment.

But cluster home is too tricky and the foot print is very important. I like the idea of it being a semi-d clutching the ass behind another ass, but bearing with the mode of an extra land as part of the semi-d look. It is modern enough to reduce the price of comparing with an actual semi-d, being as Zero Lot Bungalow to Actual Detached Bungalow.

Cluster Homes in Bdr Setia Alam sizes are too small at 30x55 and the demand and capital appreciation of clusters there are slow compare to their 22x75 linked houses. The 30' width are fine but 55' long is too short to make an odd layout, compact looking living hall / dining hall and hence, small built up compare to same pricing linked house.

Honestly, I like cluster homes being size at 30 or 35 x 75 or 80 for better comfort living and much spacious.

Anyhow, for investment, better stick to linked houses, a much conventional type. I don't fancy 20x65 but minimum 20x70 / 22x75 for appreciation and demand.

Haha, really? If I remember correctly, the 20x65 corner lots land are very huge and price about RM 600-700k ( forgot actual price )

I fancy it was a project develop by SP Setia, but too bad, I don't buy / hardcore on a new shoebox project or a Phase 1 of a new township project in a location / area which I don't know and didn't understand a lot in my finger tips.

Let me find some jalan to understand the master plan more.

Definitely not a taikor here. Taikor must be bullet free like you guys, hehehe.

I think I only can manage one landed this or next year, cannot afford think 2 or 3 dy, got to reserve little fund for future installment in case of unsold prop upon completion.

hey, i got a noob question. If compare SPS Semenyih and SPS Setia Alarm, how much different in terms of their total land area? I just visit Setia Alam yesterday and also jalan jalan at Setia City Mall and felt that SPS had done a great job there. So just wondering will it be the same if they develop Semenyih?

If I would not ballot phase 1 that so early. I saw all design from master plan & lanscape. Ph1 too close with lowcost apartment that situated very bad image.

I maybe ballot 2nd or 3rd phase that beside semi-d and middle higher of land. Viewing point better, maybe can see thru all ph1 & clubhouse.

One question remains:

Can SPS replicate Setia Eco Hills to be as successful as Setia Alam? Very hard to answer this one coz:

1) Setia Alam is surrounded by good townships nearby with lots of people with lots of $$$ while Setia Eco Hills is surrounded by kampungs currently
2) SPS concentrated in building Setia Alam kau2 coz last time that was their biggest investment but now, too many SPS projects including the famous Battersea. If you look at Setia Walk in Puchong, I believe it could have been better promoted by SPS.
3) Setia Alam land is bigger in total compared to Setia Eco Hills

Maybe SEH can prosper but can it prosper like Setia Alam? Very hard to answer this
