Branding is so important, imagine if the developer is not SPS.
The location is damn far even with the linkage to LEKAS Highway

What u put as ur no.1 = developer is true actually. Not location as no.1. If not SPS, setia alam wouldnt probably be what it is today. Same with IJM Seremban 2

It is not just pure branding, IMHO.
It is about the track record, on its ability to deliver what is planned and promised.
Unlike some developements, what is planned remained on paper, what is executed are just rows are rows of houses and nothing else.

It will be around 1000 unit of link houses as mentioned by Chris Choy in this SEH topic.

I did count roughly also at the SEH master plan and the figures are about the same.

Presint 1
a) Pocket 1 20x65 nearest to the main road ~300 unit
b) Pocket 2 & 3 20x70 ~600 unit
c) Pocket 4 22x75 ~160 unit

Presint 2 or 3
d) Pocket 5 Superlink ~140 unit

Total = 1200

based on 700 acres and 10 houses per acre (avg 6 for bungalows/smds and 15 for others), it'll be 7,000.

say average 0.5 mil a piece, plus commercial, gdv should be >4bil.

dev previously declared gdv at 3.5b but that was 2 years ago with houses at "below 300k".

Aiya die la like this. Many taikors eyeing for SEH. Need to have strong holding power for this. Rental surely not that great initially for semenyih. For flipping, not so sure. Some may say yes if the price is not too high
