just sit down and relax, you can refer to current most expensive condos in kepong (exclude dpc) , 1st is Menjalara 18, follow up by UOA Plaza menjalara, 1st resident, then fortune avenue, i bet scenaria price can easily go beyond those...

why worry? how much psf you bought?

residensi 22 down the same road i read somewhere is 750 psf!

residensi 22 is at jalan kiara 3, infront garden school, quite a distance ler....

hi...I was there today and the rebate offered is apparently 5%+5%+5%.. So for ie. Type E 1262sf, it works out to be roughly at 594psf .. Did I miss anything out here? I am trying to figure out what was the the $ psf for Blk B when it was launched in '12, if anyone has any info pls share.. tks.

to me is same road. like jalan puchong is even longer and different parts can also be successful.

who knows later people might prefer the road in front of scenaria because more suitable for residential use than the main road jalan segambut/kiara 3 because too much traffic!

hi....the 5% + 5% + 5% when start the promotion? If not wrong last time that promotion is for Block B only, now Block A already have this promotion?

The earlier promotion was 10% + 10%. Upfront pay 5% upon singing of SPA but this 5% is refundable when UOA claim first progressive payment from bank. I did check couple of weeks ago, the current promotion is 5%+10%. fOR 1262st type the discounted price is less than 600psf.

Can you undercut and charge cheaper rent than Mont Kiara owners?

I see alot of Korean expat wives in Tmn Sri Sinar Pokemon pan mee shop. Means they don't mind less posh area, and want good value.

International schools & malls in DPC and MK both within 2km from Scenaria. I think 5mins drive only!

current rental rate for scenaria can expect around RM1,800 -2,500, rental is never expensive for that area, if more than that tenant rather stay in mk or dpc...

When the units are ready for occupation, it will be 2016. No idea if today's rental estimate still apply or not.

sales report of scenaria. 2nd biggest group after chinese is foreigners who make up about 20% of buyers.

interesting, anybody knows what nationalities?

UOA has sales office in Singapore.
They reserve 2 floors each blocks for the Singaporean.

This part of "mk" tak berapa boleh jadi. Own stay OK. For invest n rental sibeh jialat. Those closer to jalan kiara 3 or at jalan kiara 3 also not doing well. Auction per psf price also sibeh low. Back to This part of land no need said Liao. After VP still need to hold long time maybe. For Own stay still OK.
