I think is 600++ for block A.
Block B was 544+, but not sure now already up or not?

i wonder when u all say psf, be it scenaria or other condo, does it refer to the lowest floor? because each floor different price right?

Yes, start from lowest floor / unit onward. 1 floor up add 1k and corner unit + 10k...

Bro, becoz it is the most expensive unit. Cheapest one start from 717K onward. All are corner unit so add 10k to the price.
Not many can afford 700K+ condo, if I can afford I would consider for landed property instead...

U r right, nt many people can afford this, i remember when i was at sales gallery, there is one guy, probably around 30 years old something, with his wife, talk very loudly to the sale lady say he wan to chose the larger unit 1300 sqf, when sales lady pass him the price list, he was so shock say wah. Need near 1 million, even the smallerst unit also need half million above, he just keep quiet and walk to the corner, and seems like wan to leave the sales gallery oledy, but his wife still so interested to ask question to the sales lady... tongue.gif

You are right.From the Duta-Sg Buloh expressway to Mandy Villa, there are many parcels of land with numerous owners and the widening of Jln Segambut to Plaza Mont Kiara may or may not happen. Perhaps we should open a new thread to discuss Segambut Dalam in general.

But i guess many bought for own stay and those ppl stay nearby area....
Or UOA die hard fansi....

Investment wise im doubt about that....

Currently looking new condo for own stay around this area... Still think this meet my criteria... but the price......isshhh

Indeed low entry level, but this is not good in the long run, for own-occupation, it will dry up your saving, for flippers, how much you can expect price can hike to 800-900 psf in the next 5 years..i dont see other merit beside low entry level.

you did not take the discounted 20% into calculation? if you consider also the discount, the actual cost is only around 600 psf. still difficult to make profit though cos the psf is already damn high for its location, facility and quality.

If buy for own stay, im pretty sure people have the good fundamental of saving before go in.... Unless the 20% discount really effect the people mental when come to decide... hee

Ya as you said 600 psf for this project.......unbelievable. the entire land is 9 acres, it make it impossible to build up a nice township like MK, DPC or Bangsar South for handsome appreciation. I dont understand why ppl fancy to buy this prop.
