 Building a Bungalow, anyone have experience?

Gentleman, i do have few friends in this field, after i survey, average market cost RM100-300 per sqft built up, not base on land.

But if you get a nice architect/contractor that not potong you yet giving you a nice design and nice quality bricks, it should be averagely RM120 per sqft.

Include all LED lights, fans, but exclude aircond and etc.
Inclusive of wiring/cabling/aircond point/pipe and etc.

i am looking for a contractor to build a bungalow in Setapak. I would like to get an estimation for construction cost. normally how do you calculate for the construction cost? the floor area is about 4,500sqf.

Finding a good contractor is like needle in a hay stack.

Therefore my father took over the role by sourcing the materials, fittings, logistics, mobilisation of equipment to hiring his own workers and pilers. All in all he had saved more than a mil by doing it all himself. Btw, he had built 2 bungalows himself. Buy land, appoint architect and become the contractor himself. The difference in quality by supervising/building a home yourself is totally worth it but it’s not easy.

How much did your father pay the architect and the cost of all approval process? I heard from a friend need to appoint a CIBD approved contractor otherwise can't get CCC, CPC, CFO. Is it true?
