 Building a Bungalow, anyone have experience?

Does anyone have any experience with choosing architect and then building contractor for your house/bungalow?

Is it adviseable to look for a design and build contractor or architect and building contractor separately?

I was told by a friend that the rule of thumb for cost of a bungalow in Malaysia is RM100/sqft, RM150/sqft and RM200/sqft for low, medium and high end design, respectively.

last time saw an e-book about the complete step of doing this.
including the how to deal with the majlis etc.. but forgot where.

get architect to design -> plan submission -> get contractor -> start building

Actually if u manage to get a good architect, i think he/she will take care of the rest like documentation at Majlis Perbandaran, contractor, interior design n other works..... all u need to do is pay $$$$$

Most important the contractor coz thats the person that produces the end result. Architect can easily find. The best is not to find separate coz later got conflict of ideas and make your banglo looks like reban ayam

building a bungalow is not a easy task. thats why rich dude go buy completed bungalow.

Thanks for the response. Agree. I think it is easier said than done. People with lots of money can just pay people to do the work. But for me, i have a small budget, but would like to come up with my own idea, maybe hiring an architect is nice but costly. I notice some contractor advertised themselves as deisgn and build, do they have a standard design that is easily approved by the majlis bandaran which can eliminate the use of an architect?

Fittings ie lights, fans, wiring, switches etc? I guess so.. I dont have experience in construction of houses.. Im in different field. Anyome with any help is much appreciated.. smile.gif

You need good contractor. Really pain in the axx if you get a lousy one. Warranty of 12 months is must especially for swimming pool n electrical wiring. Better to get a reputable one . Arkitek can drws nice picture but contractor is the most vital. Good luck

With fittings mentioned, I dun think u can get a decent bungalow with 200psf. Unless its with all the cheap materials.

can, My aunt build her bungalow with all fittings in , total is around 1Million+ with 4000 sqft land

Maybe KL contractor will quote double than it .

I believe the rates given are for build up area instead of land area..

Your aunts rm1mil house is with how many floors or b/u area? Damn expensive lah like that for 4000sqft land..

3 floors . Johor area.

i only know it's around 4000-5000 sqft .
Design nice , quality nice , everythings is just nice .

the difference between just nice and premuim actually quite a big big gap. I built a lot bungalow from project type until individual premium type. I can says, ur pocket and mortgage must be deep enough if wanna own a bungalow today. If not, go search for auction

If i can find a house on auction and transport it to my land, it will be awesome.

Im sure u can design it to suit ur budget, ie single storey bungalow.doesnt have to always be 1mil or 2mil for a bungalow.

i have a team that can build your house on your own land (including doing submission to authorities) . can pm me if interested. current project on going is in klang and expected to complete by this july...
