I think security issue is one of the biggest issue facing by the rakyat...if the authority cant improve it..then shouldnt stop us to contruct our guard house and fencing...as it will provide sense of security to the house buyer and also value appreciation for the investor..

Those come with pin is issued Lot detail. The potential purchasers then submit the lot details to bank to apply loan.

They do not pay any deposits, with lot details they are requested to apply for loan first. Once the loan approved, only pay deposit and sign S&P. So as long as deposit not paid, not considered booked/sales.

I have a choice to become a very like-able person in this thread, being an investor in AI, i can just agree to all the good points for Pentas, (and sweep the bad ones under the carpet). Then we all sing the same song everyday, believing Pentas 2 only left 4 units, and lets we celebrate and siok sendiri.

The truth and the danger is P2 + P3 are selling at the same price psf, and still have unsold units of 21 +37 = 58 units. If by the time P2 VP in < 11 months time, still have available units from INP at the same price, it will definately affects the appreciation potential, then investors will need to wait till all units from developer to be sold out then only can flip. Or else, the investors will have negative return after taking the consideration of interest paid, legal fees, and other expenses. Many may not see such risk.

Call me an Evil, i dont mind, i am just helping those who has invested to see the other side of the coins.

It is senseless despite reading few posts about G&G is merely impossible to be implemented. Based on the sales figure of P2 and P3, comparing to other new launch residential projects, it is clear indicated buyers or investors take consideration seriously into G&G.

Just visited the site. Noticed all pentas 2 toilet tiles are 13x9 wall & 14x14 lantai. Pentas 1 is 1x2 except maid room toilet floor. Tired now after running 3 pentas.

which means there will be at one point before vp, i need to serve up to 2765 ringgit interest. oh my..
