its going to be the future also, overseas are adapting/aligning themself to LEED.

BTW, GBI in Malaysia can be considered over rated, just to follow oversea`s trend laugh.gif

No use if a building built, but are poor in space ratio design/construction designs & overly market on GBI standard.

the bottom-line still not adapting this GBI standards. whistling.gif

Yes with shower facilities
Package is only free SPA, no DIBS. Price of 650psf is attractive enough to consider

SOHO mean small office home office, u can treat it work and home. IMHO, the small units can be use either office or home or both. Where as the corner lot is difficult to use as home cos only 1 bathroom

Bare unit at 650psf, the other 2 nearby projects are residential... It's a different product

Actually I think this is a great project. As you might have read over the past weeks, several articles were talking about our surplus of office space in Klang Valley. As such older buildings will find it more competitive to secure tenancy/lease compared to newer buildings. 3 Towers is marketed as a GBI building with office space -- will stand out among the older office buildings here.

But when one buys off the plan, the reputation of the developer comes into question. It is not prejudicial but prudence rightly exercised on the part of the purchasers. I hope you are not irked by this simply because you are defending the developer but try to take it from the perspective of good consumerism. We all make our own choices eventually and a certain amount of level-headedness is required when weighing the good and bad of each new development.

Dergahayu now has the ball in her court. She should take it as a challenge to redeem her tarnished reputation by making a name for herself with this impressively named 3 Towers.

Regardless how many floors, a soho sandwich between dead building and super high tension tower will be a no no to me. I believe most of the buyer will think like me, that is why it had been selling, on roadshow for years now and allow to jack the price for snp to get more loan for downpayment. A decent project no need to do so many things...

Every developer 100% got atleast ONE bad comment, that's unavoidable. However, many would judge based on one simple bad comment while other developers has Tons of it.

There are developers whom give bad hand-ver conditions, yet there are people kept buying over and over from them, Why? They love to be "In the hole" of getting the bad experience.

What I would suggest/advise are:
Research the Property market, location, price comparison.
Check and Re-check your financial affordability.
Invest wisely.

Buyers who bought into this project 3 years ago have to pay GST but buyers who go in now will have their GST absorbed.

The package offered back then is not very different from the package offered now. Buyers then thought they had a great deal but it seems buyers now also get the same deal.

I know. I am one of the buyers 3 years ago.

No eye see the delivered product on VP.

Dergahayu...again. Should have learned the lessons from Gardenville and Radius...

3 Towers is one of worst location in Jalan Ampang with the HTC literally 20m away.

Being office maybe the HTC has not much of concern versus the residential usage like Enesta Kepong, Paraiso and Havre Bukit Jalil.

I want congrats to buyer of 3 tower!!..why i said like that , because i bought too.

Now , i will share my opinion of reason to invest this property :
1) Title is commercial & freehold.
2) It located at prime location along jalan ampang there , but it too near high tension cable , Actually more of here is for office space purpose not for residential.
3) one station of mrt line 3 will located at kampung berempang in future. Estimate distance to 3 tower there about 500 meter only.
4) my public bank banker talk to me this property will completed on october of 2017 & get the key after 2 months so ,i can save a lot interest...
5 ) banker also let me know regarding this developer have strong financial capital holder due to they never borrow money from any bank to build this 3 tower.
6 ) i just know is 机不可失,失不再来。。。

In my info , residential like soho , sovo or apartment will over supply ( more than 10.000 unit )at along jalan ampang in this coming year , that's why i bought office space ( double ceiling ) for investment. Of course , have people to said market now is downtrend situation not suitable for invest , but for me now is good potential for future prepared..

Have you done a survey for those office space around 400 - 700 sqft within KLCC? This is just my hearing from my agent friend who focus in commercial in KLCC, he said hardly got people look for office space this size, is too small. Hence there are plenty of all this SOHO / SOVO concept, so at least owners can turn it to be residential rental if need to

The lack of public transport and traffic congestion in this area will cause business owners have difficulties in Finding employees. And hence... They will also hesitate to setup business here. Unless... They are also owner.

Interesting thing you said there will be over supply of soho and sovo units which also qualify to be office space and then you are positive still investing in a 400+ sqft office space which in my opinion is too small for office use. Not sure what type of office tenants you are targetting, i personally think those small business owners who need a physical office address can rent from those who partition a big office space in to smaller "rooms" and rent it out, even come with free admin services.

I come across this project few years back. I almost bought but end up didnt buy because the agent i contacted is giving less discount (the agent take up the difference) than the original discount. I found out after i contact dergahayu sales office. So please make sure you buy from Dergahayu.

I was told out of the 3 towers, 1 of the tower is taken buy dont know which government agency as a contra for the land (i cant remember which government agency). But im surprise after all this while there are still units available for sale.

For residential purpose mostly although it is suite/office.
Just like Arte+/Summer suite/ Expressionze/etc. People use to stay and overnight. Not as office.

Im one of the owner from T2A also and i bought in june 2017 from Sri Donglai Sdn Bhd / Dergahayu Sdn Bhd when they got promotion for bulk purchase

when the agent sell to me is say complete is end of december 2017 but until now also no handover yet... call the agent "number not in service" bruce.gif bruce.gif bruce.gif

when sell to me everything also say bla bla bla what rental very good can get key very fast

now developer no update us anything and ask us to wait becoz SPA stated is 48 months

can we take any legal action to them???

Just called Dergahayu and they said suppose get CCC approval on Dec 2019, but delayed. And they reply me that hopefully can get CCC approval within these 3 months 🙄🙄🙄
