I bought montena suites 1 bedroom 603 sqft at 280k and 2 bedrooms 700 sqft at 330k last year...almost fully furnished some more...location is just stone throw away from Phoenix plaza....low density... Eko almost double price...hmmm.......

Stayed in pertama residency (610 sqft 1 bedroom) 4 years ago...believe me, rental hit 2000 to 2300 per month and it is not occupied few units but occupancy rate reached 90% ..and it is a leasehold project single block stand alone
For eco Cheras, studio for 600 sqft only 57 units in total for the WHOLE development, half of this 57 units price tag is more than 480k...low floor starts at 425k dibs price , only 14 units price below 450k...means it targets max 14 people/couple to rent at rm2.2k in order to get at least 6% rental return AFTER 4 years time for this whole project...with MRT and retail commercial factor, don't think can't find these 14 people / couple....
Managed to book studios at this price range..smile.gif

I bought pertama residency at 1st hand and when I moved in after VP 4years ago, rental during that time was 1.5 to 1.8k...I sold it after a year plus with capital gain of 80% 3 years ago, and my purchaser told me that he rent out at 2k after 3 days he got the key from me, and that was happened 3 years ago...

I stay in mont kiara now...no way u can get 700 per sqft for small unit in MK...verve suites 1000+ per sqft, gateway 850 per sqft, arcoris lowest 900 per sqft, signature 1100 per sqft ans upcoming duplex 850 per sqft, of coz if u refer to big big size then 650 per sqft also got...a lot tim.... smile.gif

Went to Ecoworld show gallery this afternoon. Very nice deco and well-planned presentation, price range, package, layout design..everything is good and impressive except location is a bit out, of coz for those who stay nearby like kepong, selayang should be the good choice.
Ecosky and Ekocheras targets for different chinese crowd, one is cheras chinese and another is kepong/selayang chinese, but anyhow both of them target local people I assume.
Rumours said the big boss behind is Tan Sri Liew, true?

Like last time when I bought Pertama residency at price of RM199K in year 2007 for 610sqft, tons of my friends said:
"r u crazy?? r u out of your mind?? 200k for a 610 sqft??!!"
"200k can buy 3-bedroom condo already..." (of coz in the year of 2007)
then now what is the outcome? all my friend diam diam already...
I always believe supply and demand theory, studio in cheras is very limited supply, only Pertama residency and future montena (alam damai) and this limited 37 units of Eko studio.
For those who want to enjoy MRT and shopping mall conveniency but yet limit budget, which one will he/she choose? don't forget there is only 14 units of studio supply in which the price is less than 450k...
of coz, you need to put in a little bit of feature like:
glass panel la
platform working station with glass working table la...
some simple and nice plaster ceiling la...
then it will turns this hidden gem to a sparkling gem...
(BTW, I managed to get some low floor studios in Eko...smile.gif )

I get low floor facing green and mid floor (not level 2 to level 5) facing Jln Cheras.
My theory is very simple, although most of people prefer facing green but there are sill people would like to have a facing to happening place. mid floor is just nice in term of entry cost but of coz, still can hear the MRT noise lo... rclxub.gif

As I said, engage with some create ID with an affordable budget to turn your studio into a nice and functional studio is a must if you want to get attractive rental.
18 Floor of Pertama residency can enjoy better view, but low floor Ekocheras will have much more conveniency, both of them have their own target.
Anyhow, if you really want to enjoy the beautiful scene of KLCC with couple of friends in ekocheras, you can always take the lift and go up to
rooftop ma...scene even much nicer than Pertama residency... drool.gif
