instead of look at the risk,(which is a must though), you may also look at the room of appreciation.
Ekocheras is 3 in 1 combo (MRT + freehold commercial + prime location), it is hardly find such product like this:
1. Tropicana Garden: 3 in 1 combo but leasehold, price is >1,000 psf
2. TTDI sentral: combo also but too far away from city
3. Pavilion residence: the real combo...of coz price is also big combo
4. sunway velocity: 4 in 1 combo, not only MRT but comes in 2, underground some more...but bigger size with much higher psf price, make the absulute price very high
5. Youcity: my concern is a bit too far from the city...
6. others like cochkrane residence..hmm..
I would say ekocheras is quite in balance in terms of price, location, feature given etc...what they lack is the experience on managing the commercial component...
