Anyways, looks like I'm one of the very (very) few Ivy Terrace owners here. I think I saw one but he/she stopped commenting after a few comments on this thread.

Anyways, here's my take on Ivy Terrace:

Occupancy rate: The number of for sale/rent posters/banners only represent maybe about 10 or at most 15% of the entire phase. Occupancy rate is picking up and should reach around 50% by the end of 2013.

Design: Since there was no show house, we had to rely on the plans. Other than a stupid wall right smack in the middle of the MBR and too many fish ponds (end unit), overall it was ok lahh... Some of the room proportions might have been a bit weird but livable I guess. 

Finishing: Considering my sister lives in BJ and spent a hefty sum in buying property in D'Puncak, I wasn't expecting much but I was glad that SD somehow impressed. Built quality was good and the materials used does meet my expectations given the price I paid for the house.

Defects: My main worry was the sky-light roof thingy and as I mentioned earlier, was so glad that it hasn't shown any leaks. Other than your normal hairline cracks and minor paint chips here and there, overall it was ok. My only grouse would be the doors. Good quality but poorly maintained during construction. Scratches and peeling due to water seepage on almost all the doors.

We've done a first round of defects submission and it has been corrected (almost 90%). So the second round of defects would be for the doors and that should be it.

Moving in: Sometime in Q1 of 2014 from the looks of things. Managed to secure kitchen cabinets during the recently concluded living expo in Mid Valley. Maybe some minor reno work (budget constraint) but things should pick up after Raya

With regards to the actual alignment of the DASH highway through DA, I think the proposed route is on Prolintas' website. Not sure if that's the final route though

From the map, it seems to cut through Persiaran Neutron (in front of DARC) and runs across (it's supposed to be an elevated highway I think) the GCE.

If that is indeed the route, not sure how DA residents are supposed to get onto the elevated DASH though...hhhmm.....

Good news for all of us in Denai Alam! I think those who are currently working in KL like me will have more motivation to make Denai Alam home

I read comment from the other forum that bukit jelutung area pretty frequent having smily air due to gas emission from nearby factory or open burning nearby.  Can DA resident comment do you have these issue ?

next question: am thinking of start DIY with my serissa interior design. all i have now is a rough floor plan from the serissa brouches from the sales gallery and my S&P, in which it doesnt detail the dimension of each section in the house ie bedroom, bathroom etc..anybody have a detail floor plan with dimension ? i did asked the salesmen from the gallery but they dont have any further info.

(1) Air Cond point - that is one of the 'finest' work done by SD.. happened in fernlane too and we just got no clue why they did that!  They could have gave us at least an option to add the piping if they think it is too costly for them!!

There is an option to terminate the RWH, look for the Willow contractor I'm sure he can do it.. That saves the headache of maintaining this system in the future..

Willow Park left over starting 2.1 M and only one bumi unit left for Saffron at 814 K ... I thought Saffron started at 740k when launch early of the year ..to buy or not to buy saffron?

i'm wondering if the rain water harvesting system will be helpful during water crisis.

I'm in the process of getting a place in DA (subsale), still applying for loan and haven't sign SPA.
In regards to the DLP, how should i go about it then at this juncture?
Insist that the seller get things fixed ( i noticed a cracked glass roof at the porch) before i sign the SPA?

I wonder which petrol station. There's already a Petronas near Bkt Subang.

There are phases with security, Guarded, not ur typical GnG. In some of the phase, the guard does hourly patrol.
