Anyways, here's my take on Ivy Terrace:

Occupancy rate: The number of for sale/rent posters/banners only represent maybe about 10 or at most 15% of the entire phase. Occupancy rate is picking up and should reach around 50% by the end of 2013.

Design: Since there was no show house, we had to rely on the plans. Other than a stupid wall right smack in the middle of the MBR and too many fish ponds (end unit), overall it was ok lahh... Some of the room proportions might have been a bit weird but livable I guess. 

Finishing: Considering my sister lives in BJ and spent a hefty sum in buying property in D'Puncak, I wasn't expecting much but I was glad that SD somehow impressed. Built quality was good and the materials used does meet my expectations given the price I paid for the house.

Defects: My main worry was the sky-light roof thingy and as I mentioned earlier, was so glad that it hasn't shown any leaks. Other than your normal hairline cracks and minor paint chips here and there, overall it was ok. My only grouse would be the doors. Good quality but poorly maintained during construction. Scratches and peeling due to water seepage on almost all the doors.

We've done a first round of defects submission and it has been corrected (almost 90%). So the second round of defects would be for the doors and that should be it.

Moving in: Sometime in Q1 of 2014 from the looks of things. Managed to secure kitchen cabinets during the recently concluded living expo in Mid Valley. Maybe some minor reno work (budget constraint) but things should pick up after Raya wink.gif

In my cluster my neighbor and the angular house are for sale but not sure why, but no one wants to buy it. hmm.gif Sigh. At least I have a one neighbor now and am looking for more so the place will become a little more lively.

From the map, it seems to cut through Persiaran Neutron (in front of DARC) and runs across (it's supposed to be an elevated highway I think) the GCE.

If that is indeed the route, not sure how DA residents are supposed to get onto the elevated DASH though...hhhmm.....

Exactly what I did in Clover Park. Using water from the tank directly to garden. Just join both pipes where teh pump is supposed to be.

Those who have alerady moved in any water problems? My house last night /this morning the water pressure was rather low. SHould we prepare for water cuts?

For general use toilets, washing maybe fro but dishes i would not. The water collects all kind of rubbish from the gutter. So for showering and dishes i would not.

I would suggest you get your lawyer to put it in the SPA that if SD does not do teh repair the previous owner will put in teh complaint on your behalf. I was threatened by SD Cust Exec saying that they does not need to entertain subsale owners. (when i started getting tough on them) Just in case if things chg in the future where SD does not honour defects to subsale owners. My thoughts only.

In the new Phases guards are still under SD but the more mature phases i think they organise on their own with great difficulty to get maximum participation. I am still ok as SD guard are still around. Previously there was a really good old uncle who was very thorough. Now however there is a young guy who just lets all the cars in and most of the time not there. (Clover / Ivy phase entrance). I complained to SD and they said they will look into it but so far I do not see much changes. Now i hv invested in CCTV system as well so i can check when my alarm triggers.
