Exactly - that was seriously DUMB. You give a roof top garden and then put up a grille to deny access to the garden.

Anyways, not much of a issue since you'll be able to remove the grille near the Water Pump and then just do up grilles around the roof top to create an simple balcony.

put up a tinted frameless glass fencing around that turf would be nice !

Yes, the planter box plus the fisherman pond has eaten up quite a fair bit of the total living+dining area, gf look quite small to me now...artist impression is always against the reality huh

I have many neighbours who have ADT in their house.. During thunderstorms or false alarms, it doesn't bring anybody to their house to inspect what's going on. Does that mean they have stopped paying the subscription?

I thought  no need pump.
Where is the pump located?

Another question to ponder....do u guys plan to get anti termite treatment performed, as a routine your new hse?
Anyone knows whether or not SD did perform termite treatment considering denai alam used to be kelapa sawit plantation area
*
One of the supplier / sub-con listed for ANTI TERMITE job is PIED-PIPER & CO (M) SDN. BHD.
Tel : 03-5633 3744 Fax : 03-5633 3522
PIC : Mr. Kenneth Ng

But we are not sure what sort of treatment was done...soil hopefully! Another thing for info is that Inovar products (who did the FL's laminated flooring)are termite resistant..

As a matter of fact I found the MBR is a bit small too.. BUt I truly think that the natural lighting in the house is excellent...and the tall ceiling in the stairs case area will help the internal airflow a lot.. Luv it..

QUOTE(Riz Quattro @ Sep 14 2012, 08:51 AM)
Folks,

I took my key yesterday evening and had  a looooong chat with the main-con who is stationed there.

This is what I found out:

1. The rainwater havesting system is actually crappy and totally a waste of time.

It supplies rainwater to the maidroom WC, Ground floor Guest room WC, Garbage box tap and outdoor garden tap. However, the eco efficiency is very minimal. Its only about RM10/15 ringgit savings but this excludes the power to run the pump so actually, its no big difference in cost savings.

HOWEVER, the good news is that he has recommended that you:

1. Ditch the whole system and use the expensive and powerful 1HP Australian Brand Pump  (it cost 4K!) supplied for your upstairs main tank instead.

Voila! No need to buy Grunfos or Ebara pump!

2. Relocate the water filter to the front water main and voila! No need to buy an extra water filter for the whole house!

With slight modification on your pipes, all the the WC which is dependent on the RWHS can be re- routed.

So I have just saved you at least 5.5k  thumbup.gif
*
Guys, has anyone took up the main-con's offer to do the job mentioned above? Quattro?

on weekend without traffic (both direction), 15mins to McD KD as mentioned, I have tried this route a few times. Not sure about weekday office hours though..

As many says, 'They are not building Land anymore', prices of landed property will be here to stay and will be here to grow too.. few rounds of economy downturns already proven the fact.. So, don't wait. There are ppl staying all the way in Setia Alam and work in KL... they survive and I'm sure they are happy too for having the comfort of staying in a landed prop..

Hi guys.....i know this may not be the right place to ask....but since all of us are denai alam residents, just wanna find out about it from my dear neighbours.
For plaster ceiling, I know the contractor will charge you a small sum to cut hole for the downlight and also to install the downlight. But does it include the wiring for the downlight also, or will that be additional on top of the cut hole and install?
What is the pricing for reno in denai alam area for that matter in terms of plaster ceiling?
*
I dont have any info on the plaster c's pricing. But to install downlight, that is electrician's job, u have to pay for 1) wiring, 2) installation per downlight to the electrician, not the guy who is doing the plaster ceiling. This is what I know from my previous reno work (not in DA).

Ahh! I was so close to Denai Alam!  cry.gif  I used NKVE from Sprint Highway exit to Subang Airport then went all the way to South Sea Seafood Restaurant. Then we turned around Subang Airport and went to Puncak Alam.  sad.gif
*
bro, u were almost there.. if you didn't make the uturn at the Subang airport and go all the way, you will passby 2 traffic lights, turn left at the second traffic light and go straight (jln sungai buloh) u will eventually see Denai's signboard on your left.. Try it next weekend!

My felo Fern Lane'rs - Anyone opted to lease/rent out their unit?

What's the going rate for a Fern Lane rental unit? Saw online its bouncing between 1.5k - 1.6k....
*
now...I hope you are not on the same path as I intended to follow cool2.gif

1.6 - 1.7k is what I was told by agents, with kitchen top/grill as the basic adds-on

I thought my fern lane's unit (2nd phase) is pretty solid build, good quality... maybe I'm not a very demanding person so I have only noted 2 defects so far, of which one is the uneven paint result in the masterbed room and the other is just a incomplete installation of the electricity switch..
