Whole house iron grills 6/8 hollow 1.0mm - RM2800/- . It should cover up the windows just right above the staircase (for intermediate units), some won't include that panel becoz they are unable to 'climb up' there! cool2.gif

This chap has inconsistency problem when I tried to get him to quote me the cost to reroute the pipings to/from the WHS... so, didn't bother abt his reno quote eventually.

The contractor mentioned herein is the Project manager for the entire FL (maybe Phase 1 and Phase 2, or just P2)... SD passes all FL defects complaints to him.

As a young man who has a strong sense of financially self controlled, it would be wise to first stretch yourself a little to get a property first. Landed property value is here to stay, this stays true in most metropolitan cities. I swear I never admire any youngster holding an Iphone or an Ipad, but I do admire some youngsters who started their property hunting during such a young age.

It is all due to lack of amenities surrounding DA... once the commercials are up, you will see the justification of the current price better than before.

So long as the tenants can produce a proper tenancy agreement there is no reason why they shouldn't be in the group.. In this scenario, they are considered the true 'residents' of FL, not the owners.

RM750K is closed to the secondary market for Fern Lane.. so if you are prepared to folk out this amount for houses in DA, then I'm sure you can find a Fern Lane in the subsales market too. What momiloco suggested was for you to visit Sime Darby sales gallery and talk to Sime's salesperson to see if they have any 'lubang' for unsold units in FL.

In terms of frontage, I like FL's amongst the others phases. Looks wide and a good fit for 2 cars in the porch..

soph, RM20 for a lighting point is very expensive irregardless of how professional they are.. for a reference, I got mine done up for RM10-lighting points, and RM25/- ceiling fan point..

for fern lane, anti-termite was treated by PIED-PIPER & CO (M) SDN. BHD. But not sure what method they use though...

(1) Air Cond point - that is one of the 'finest' work done by SD.. happened in fernlane too and we just got no clue why they did that! They could have gave us at least an option to add the piping if they think it is too costly for them!!

(5) A house with 4 parking space but no water tap to wash your car on your own. This one when we asked the Main Cont said ppl who stay in these houses will send their car to carwash and no time to wash on their own. They provided garden tap though, from the rain water system, to show off that you are a green person.

Overall, Willow type B design is adorable, the price has gone up well, the location is good and quite, but the practicality is none...  if we decide to stay we need a good contractor to amend the electrical and plumbing works...

There is an option to terminate the RWH, look for the Willow contractor I'm sure he can do it.. That saves the headache of maintaining this system in the future..

I guess problem isn't so much on the cost but rather what if the pump fails, the pipes clogs (have you seen how the RHS works and how it filters the rain water?, potential to get clogged is quite high i would say) ..... It is a great environmental friendly idea but they didn't put enough heads on getting the best our of it.

You can still use the water from the system without using the pump. But the pressure is so low that you can't use it to wash anything without the pump. In Fernlane, the water from RWH tank will supply the water to the pipe in the car porch, as well as the toilet downstairs (for the toilet bowl especially)...

In fact, the contractor actually suggest to terminate the RWH piping and use the pump for the main tank! (the pump is FOC).

Fern Lane's contractor is MYHOMEPLAM Integrated Sdn Bhd.

Fern L is also a 'single entry/exit'design.. Getting it guarded isn't a problem when the houses are filled up 90%.. but the hope of getting it fenced up and guarded will still be a wild dream IMO.

Can't remember which brand (maybe York), they have already able to combine one piping spec for both inverter and non inverter.. doesn't make any difference anymore.. But still, it is a big hassle for buyers to get ac installed after moving in.. mad.gif
