2. Guard house
- Only guard house allowed
- The size allowed is 6ft x 8ft or other sizes deemed suitable by the Local Authority
- The guard house should not obstruct traffic and is to be constructed on road shoulder
- Written approval from the PTD/Local Authority is needed

3. Barrier
- Operation time allowed is from 12.00 pm to 6.00 am
- Should not block vehicles from entering that particular area
- Authorities have the right to enter at any time

4. Fencing
- Perimeter fencing is strictly prohibited

The above mention points are guidelines, not necessary we have to follow point by point.

We can appeal with the state government for special approval if we have a strong case.

Just look at alam impian, they are putting up fencing. Alam impian ttdi even better, the developer just went ahead to tell people that there are guarded and gated development. In actual fact, they can't do that as they are issue with individual titles not strata title.

If you sell your fern lane you bought 2years back, you might not find such a fine dsl house in such a nicely design taman for the same price you bought. It is better that you try to stay for a while and wait for it appreciate more. By then you could have pay enough to reduce your principal by a reasonable value. By then, you could have enough bullet to upgrade to a bigger and nicer house. Just my opionion.

Hmm.. I can understand how hard it is to make a decision.
I think you should continue to obeserve the trend first.
Do more research about it and show it to your in-laws when the time is ripe!

I am afraid in 1 or 2 yrs time, i will face competition in subsale market due to so many houses available for sale. I took more than 30 yrs loan, there won't be much principal reduced in the first few yrs. by selling now, I can park the cash in 7/8% return investment.. Wait for good deal in the subsale market.. Maybe then can upgrade to Ficus Peak. Hehe

Thank u.. Actually, I already decided to stay. Would decide otherwise if I was single.
I'm just afraid that I continue to observe the downward trend. Hehe.. Hopefully not.

Don worry bro, just hang on with DA for a few more years, once the DASH highway complete, you will reach KL in no time, linking to Mutiara Damansara. Using Penchala from Mutiara Damansara to KL is quite fast, just some jam distance at Jalan Duta.

Well, it depends on how you're looking into implementing this whole Security aspect.

You should understand that it may violate certain rulings for us to go on with executing security parameters for an un-gated residential area.

It's always advisable to refer back to the authorities to have a common understanding on the limitations that can be exerted.

Hi there MT neighbor. I receive my 2nd 10% invoice from developer few weeks ago. Apparently it stated that the pilling work are done (hence the 10%), but I cant visibily confirm this as I havent been to the site yet.

Anyway, U r buying for own stay or invest?

Why "Stage 3", rclxub.gif Again, the usual DA tactic of splitting a same plot of development into 2,3, or even 4 launches and hike 50K at each launch?

Hi there, I'm buying for my own stay. During my last site visit in March 2012, they are doing piling works. The recent invoice is for upon completion of foundation right ?
