Hi Greenstuff.. I thought of renovating now to move in time for the CNY..looks like it is a good idea to hang on till all the defects are rectified. I visited my unit a few times somewhere late July to early Aug this year ( before VP notification where only authorised ppl are allowed) and I have seen agents + clients in a few houses with their shoes on. Just imagine shoes + sand + dust + tile+ parquet flooring, resultant?? I told one of agents off and was rudely ignored by him. I did complain to MS people in the sales gallery office but I think no action has been taken because I still see the same thing happening on my subsequent visit.
I am comparing the SOP and security in MS with Kinrara (I&P) Qaseh which I have also bought (subsale). In Kinara no one is allowed in until VP. My agent has some "special arrangement" with the site supervisor to allow us in and even then this supervisor stayed with us to ensure we, amongst other things, dont have our shoes on in the house.
My cousin's unit in Evergreen has scratches on the tiles and worst on the parquet. Hopefully yours is spared.

My friends unit also have some cracks on tiles but ms fixed it quite quickly after we made up complaint. I believe every projects will have defects, for us it's still not so severe until the house is sengit and big hole at the middle of the house. GR is still incomplete...maybe another few months for the clubhouse and landscape to be ready, and sky park and IOi city mall and the retail facilities to be completed then the pieces will then complete by itself.

And after compare with so many other projects, GR is good value for money hehe, location+price is too attractive. With the defects I think u have to be bit more patient, it always take time

Don't know about other projects but the Qaseh Kinrara unit that I bought has 0 defect. I don't mind the minor defects like broken tiles or scratches. It is the water marks that I am worried. The water from the pipes are not connected yet so these are rain water and rain water leaking and seeping through crevices and cracks is one BIG Headache and pain in the ***. I just hope and pray those defects in my unit is minor and can be rectified.

hi kipkip,

may i ask what type you bought subsale for kinrara qaseh and how much? qaseh is not vp yet, so you can't be sure it is 0 defect.

Hi yunalesca ....24 x 80 at RM1.23m. I am quite confident because have check out my unit a few times the last being 5 days. You can visit your unit there if you have the know how and know who.

But so far, the place is still empty. Only ppl there are workers.

I've been there to see my unit on xmas day. So far there's ppl staying already in superlink (Cassia). Other than that (Evergreen and Jacaranda) still empty. Talk to the SA, the clubhouse will be completed by Mid 2013. So as for now MS giving free maintenance fees for one year since there's no facilities yet. smile.gif

The water pressure in my unit was really pathetic. Almost like trickling. Was told by the Indon guy doing the defects rectification, that the pressure pump is ONLY for the showers and not connected to the rest and to have the pressure pump connected to the rest of the taps will cost about RM400. Anyone can confirm this?

Yes Iveco, my unit is evergreen 2SSD. I went to check on the defect rectification works today and was really pissed off with MS. I had earlier complained the water marks on the walls around the glass panels above the stairways. Anyone could guess that this is caused by water leakage. What MS did was just repainted the affected walls without checking the cause!!! And what really epitomized their insincerity is that they didnt bother to scrap the bloated area and peeled paint before repainting. Want to tipu, tipu smartly la!

Have you turned on the water pump? If add Rm400 to connect all outlets to water pump is worth it...not that expensive.

Just for comparison...our semid has water pump on all outlets except the kitchen direct taps from outside. We have very strong pressure at the kitchen so pump is not needed.

The whole house including the garden taps go through the water pump....even the toilets refill tanks....

Would cost you more on TNB bills monthly if you connect to all outlets. The garden hose is so powerful that our pressure washer is hardly used anymore.

Have not decided which one to move in. Looking at the existing problem with MS, Qaseh(kinrara) would be a better choice. BTW Qaseh almost 0 defect if not for the chipped tile. I&P need not boast of any COnquas/ISO certification. MS? What is the purpose of highlighting these certs and write up in their Mcare brochure when they cant fulfill.

I can see that life in GR is gonna be very BORING and quiet at night till the business retail/sports centre is up.

I have been to Putrajaya Lake..spent 6 hours sitting there....another day, 4 hours at Alamanda and I have had quite enough of the peaceful beauty there.....gets boring quickly.

For GR, it is suppose to be relax and green environment. But then with the Club house and amenities coming in, GR will provide most nessecities within the garden. As far as the development concern, everything is going great.

If u want a better longer lasting water pump, the cost should be about RM1K. It is better to install one for future conveniences. The water pressure is ok for the ground floor. But for the first floor, it is abit weak.

MS is very good at big open spaces. Almost no walls downstairs which allows you to enjoy the maximum space.

Someone who visited says there is a huge discount for Aspen, maint fee Rm500 a month and club fees about Rm450-500.....isnt that a bit expensive for clubfees? I tot they said Rm2k a year.

So many units for sale. Banners all over the place. True strata titled properties wont allow for such display of banners....Makes the place really messy looking from the highway.
