Arrhhh... U meant the 3.5 storey bungalow that comes with lift n outdoor jacuzzi. It make sense sold at Rm2.9mil.

When is MS building the sports complex and the communal retail units? I pass by frequently and see nothing at all. Just all the men finishing the houses for vp.

GR still undercon the clubhouse and retail facilities. Location wise I would say best in cyberjaya since its an high end residential and not in the centre of town but yet easy accessible through many highways.

But MS plan not so good lorh, VP when clubhouse and still undercon for other project, how ppl gonna enjoy the exclusivity of their home?

Got my keys and went for the defect inspection...disappointed with the workmanship..wonder how they get the CONQUAS and ISO certification

I am not an investor, I wanted to buy GR for own stay but should have invested just for the gains.... cry.gif

As an investor, the capital gains look impressive, but if I am moving in for my own stay....I may not move in till CNY or till there is something to do there. Quite isolated at the moment though the guard house is up.

Is the wifi up and running? 2 years free from VP? Maint fees also 2 years free from vp?

The clubhouse project seems to be different from the residential project. There is nothing to ensure that the clubhouse is up when the houses are ready. MS may even differ the clubhouse till the final phase of houses, who knows.

For home stay, I would prefer to see the clubhouse in "person" before I buy.

For a start the parquet flooring near the master bedroom window are warping and with rough edges and stains (could be water, not sure). There is a wide gap, about 1.5 cm, between the edges of the bathtub and the tiles. Flooring have scratches and stains almost 60% of the total area. I suspect outsiders, agents, etc are allowed in. Walls near the stairs are wavy with some having water marks. At one corner upstairs you can see very obvious water marks from the ceiling to the floor. Cracks on the common wall with my neighbour. The drains within my house and outside are clogged with sand/debris/cement.. I am now in a dilemma whether to renovate voiding the defects liability of MS or wait till defects are properly rectified.

wow!.. really that bad? I cant imagine MS is doing this.. Hurmm.. I should be alert then when I get my keys later...

Hi Kip Kip, my friend just bought an sub sale unit there. This is what I know based on the SA said

All defects are under defect liabilities, don't fork up ur own money first, ask them to repair the defect. Otherwise, keep on complaining.

Only ppl with authorized letter or access card are allowed to go in. You see agents because they hold the authorized letter given by owner.

I the boardband infra is provided, not sure it's free but te system is in.

Personally I prefer Evergreen than Cassia, good standard with good price wink.gif
