Yup, but RM1200 interest per year means they claim from bank around 28k+ (from 4.2% interest) >>> 1200/4.2*100 = 28k+ , quite less also.
I think this may be the initial claim for some minor development, e.g. car park or elevator. They may claim again for facilities, e.g. gym room, swimming pool, it may be another 30k or more.
This is what i think, we have to confirm with Masteron, it's bette if we can get the draft for this from them.

I dunno how they calculate, maybe they will allocate 20k per car park. free 2 car parks i think is just a marketing way by Masteron.

the claims from developer does vary so its quite subjective... there were developers i heard claim from bank once car parks is built and some claims not floor by floor but phases of floors(ie, 3 phases low floors, mid floors and high floors of residential floors)... so its good to know what is confirm... but do we have the right to request for the draft?

and ya, it was the SA that approached me told me STN12 was postponed STN11 is ~2km away... i also do prefer LRT not too close as it would be target of more students if it were just walking distance apart...

so what is the monthly amount after capitalized interest for MBB? banker mentioned is around ~RM100 extra right? so if u dump in extra money to offset the interest, but your minimum monthly repayment will be still extra ~RM100 right? Also, how much is the legal fee for MBB loan?

I asked my fren about this. He bought a under-con unit in PJ. The developer needs to claim up to 50% for earthworks, foundation works and car park construction, etc. So, he has to start serving progressive interest after the Bank has disbursed the progressive claim.

Different message (or nicer story) conveyed by the Masteron sales agent. Better check out. Buyers/ Potential buyers deserve to know the truth.

i think the land in front of calisa is to build low cost apartment... 448 units... thats alot... As you can see, the second image below doesnt have Phase 7A, but the only one piece of land available for that, which is beside a sewage treatment... make sense to build low cost there... guess its a bad news for Taman Mas...

I went to Mbb and clarify with my friend who's working in SP Setia he told me its a standard practiced where start obtain the disbursement from the bank once their completion in accordance to a schedule approved by ministry. So i think we need to check if their schedule is approved or not?

Jeoneun, if your friend's developer claiming 50% i think its too high lor... does this meant we paying 50% of the loan installment amount? I'll go to the developer on monday to check & confirm the percentage.

You will never able to get back your deposit unless loan rejected case. This is what the developer told me. Do let me know if u can cancel with refund of deposit, i may cancel it also.

i could cancel anytime, this is because i not yet apply loan..
they told me as long as i do not apply loan i could get back my deposit.

I think u better confirm with them again. I don't think they will be so kind, let u simply book and cancel without any acceptable reason, acceptable from their point of view, e.g. bank loan rejected.

That's what stated in the billing schedule. I saw it.

It means when the bank claims 40% for piling, foundation works and building of car parks, the borrower will be charged progressive interest based on the 40% of property price. If your unit is at lower floor, it's faster you will be charged more coz the developer has probably claimed up to 90%. Meaning to say up to 90% of your property price bcos basically your parcel/ unit has been completed.

View the billing stage as individual case NOT collectively. Then, you will understand.

I'll check with them tmrw... anyway we cant stop other development at the surroundings, I think the multi-security system in place will help us safe-guard our residence. Seriously its indeed low entry cost for us compare to some of the new properties i've seen.

For who that holding Unit No.25 or No.26 from floor 11th onwards, if you wanted to cancel or loan rejected, do PM me, i'm strongly interested to your unit. For cancel case, you can get back ur deposit easily with my replacement, and for loan rejected case, plz help to inform me so that i can go book that unit immediately. Thank you so much. smile.gif

Hi Mango, are u meaning that the land beside the sewage treatment (near Koi Prima), or the land opposite D'Aman/CalisaM/CalisaN (Beside Putra Prima's Double Storey) ?
