New updates, lawyer just called, ask me to sign the SNP tomorrow but I can't make it, set appointment on next Wed or Thurs. My lawyer office is at Jalan P Ramlee, not sure if you guys will be the same or not.
My total lost will be about RM8709 inclusive of legal fees + stamp duty. She said stamp duty alone is about RM2k++. I can either full pay, or pay half then the remaining see when I can pay. |

I believe mine will be sightly expensive because legal fees is based on your house unit price. My unit is type C, 1346 sf and my unit price is about RM528k before the 10% discount.
If you are getting the standard unit 1076sf, I believe the legal fees should be lower. According to the lawyer, no other charges wor. This post has been edited by WiLyi: Jan 29 2014, 01:53 PM |

legal fees is not based on your loan amount, but according to your original selling price, aka before the 10% discount

17 feet lesser is not much big impact, mine is more than 130sf smaller. Now still bargaining with the developer.

QUOTE(T.K @ Feb 10 2014, 01:57 PM) I spoken to them regarding on why the unit size has been shrink and they replied that it is because the local authority doesn't approve on their initial layout and instructed them to change it. As far as I know the affected unit is type A2 and type C where each was smaller by 13sf and 138sf respectively. And the worst thing is they didn't even update their website about the new layout. I was damn pissed off on this and asked them why we was not being informed as the new layout was gotten approval since December 2013 but they simply push it to the sales team or the lawyer. I requested them to reduce the price of my unit and they said they will discuss about it this week when all the bosses are back and will come back to me by this week. Really unsatisfied with them on this matter and I'm still thinking if I wanted to cancel the booking. I don't know about the balance of the lease year though as I was too frustrated last week when dealing with them. This post has been edited by WiLyi: Feb 10 2014, 02:21 PM |

QUOTE(kinni @ Feb 10 2014, 04:25 PM) We know when we read the SPA. Even iproperty also updated the floor plan.QUOTE(chewlee @ Feb 10 2014, 04:33 PM) Developer keep silent and has no initiative to adjust downward the price even unit size reduce by 138 sq. feet? They didn't say anything until we read the SPA. Spoken to the project manager and she said so far no adjustment on the pricing but I shoot them an email and follow up with Ms. Lim said they will have a meeting this week and look into this matter. But I really doubt if they are going to reduce the price. As far as I know typc C I'm the only buyer and there are some type A2 owners affected too |

Honestly I don't blame them if it's the local authority to instruct them to change the layout as they showed me the initial sketch that they submitted for approval. But I'm damn pissed off that they kept quiet about the changes without taking any initiative to inform the buyers and no solution taken to the affected buyer.
Price wise it is very cheap for those who bought it earlier with good security (they confirmed access card needed for security guard, lift lobby, parking entrance and in the lift where each floor is designated level to your unit, intercom system) and they even told me there will be panic button in the parking lot. But bad thing is this developer is not those big reputable developer and one bad thing about the car park is all car park is front and back carpark. A bit inconvenient |

QUOTE(hotjazz @ Feb 10 2014, 05:41 PM) Yeah, but I saw in SNP there will a point for intercom system, the rest I didn't read finish as I didn't sign in the first place before they settle my dispute. If not because of pricing issue, I definitely will cabut and cancel the booking early. Now let wait and see what solution they will give for my unit. I urge other affected users to make noise to the person inc-charged. This post has been edited by WiLyi: Feb 10 2014, 05:46 PM |

QUOTE(brynwkh @ Feb 11 2014, 07:42 AM) WiLyi... didn't yur SA inform you abt the reduction? I booked mine later.. and the SA told me specifically there are some changes in the layout... I believe my SA is no longer with the company. Even the previous sales manager Tonnie is no longer there. They keep changing people. I do aware that there might be some changes since there is no AP when I booked the unit last year but I don't expect such a big changes. And what I'm really frustrated is the company didn't even inform those affected buyers before SPA signing and they don't even have a solution yet on how to handle such issue.S&P.. is the legal binding document btw developer n buyers... and terms n conditions might be varied until you hav signed it. Hope you price will be revised... As sad as it is... if one cancel their unit... they will juz we sell it of at a better price.. there will always an interested buyer. The last I checked they already sold 70% now... and they are in a very good position now... in terms of revenue The office told me they will call me tomorrow on their final verdict. But honestly I really doubt if they would fully revise the unit price. Based on how they handle things I really got no confident in their integrity. I'm still looking for some other property but all are so expensive now. |

QUOTE(thszone @ Feb 11 2014, 09:16 AM) I'm wonder are they purposely do this to make all the old buyers to cancel their booking so that they can resell in current market "higher" price. I didn't get to read finish the whole SnP and also the lease year. My sis is a lawyer and she mentioned we can bring the whole SnP home to read first or ask the lawyer to email us the PDF copy and we can take our time to read about it. My sis also advice to check on the late payment if the project is delayed as her firm has a client where they refuse to pay late payment to the buyers by saying the buyers didn't pay any down payment (where it is a rebate from the developer initially). So all this thing better beware.Damn... Shrinking the size and the lease year issue is really a BIG issue, we should all voice up to them!!! We have to check the document carefully before signing, what else are missing/ shrinking~~~ |

QUOTE(mj1984 @ Feb 11 2014, 12:36 PM) Just get my quotation from the lawyer firm (the one in Jln P.Ramlee), According to my sis, the travelling and printing is usual wor.wonder why there are so many extra charges such as Deed of Assignment, Power of Attorney, Statutory Declaration owner occupied, 6% GST???? and also travelling expenses charge me RM300, photostating/printing charge me RM200....which make my total charge become RM7.6k+ Guys, anyone can explain why they can simply charge us so many things? can we bargain? QUOTE(ytchin @ Feb 11 2014, 01:30 PM) Huh, 1076 also affected? I thought only 1098 and 1346 affected. Did you call the office and make noise with them? |

I would really urge those affected buyers to make noise to the office. They really need to do something about it and not just sit on it.
