Yup, 600psf is really pricey. If 600sft of studio is already 360k .. almost same price as Empire City Damansara?

If rm600 psft is accurate .......... is rip off pricing...
..fully furnish also no use. Whatever concept also rubbish. Developer now very greedy n they thought they built heaven.RIP OFF..

100% real lah... Just drop by their sales office on 19/7 and check it out. I am also contemplating whether to invest or not. Price is real on the high side but what is cheap nowaday? I am not too sure of the location. I heard their earlier project in Cyberjaya, The Place, is much better in term of location and price. If at all I am investing, I will go for duplex. Cheers!

Actually plan to invest one studio there too but heard my colleague say is over supply at CJ for those condo.

working in cj for about 4yrs. like ghost town after office hours. bear in mind only 2 big college there. student population will be limited. moreover not everyone staying there. expected at least more than 1000 unit condo will be up in few yrs time. existing condo like domain and cyberia still got a lot empty unit. this project selling rm600psf with commercial title? what is your expected rental yield in order to cover this? if those aiming for investment why not just get subsales like domain and cyberia. price around 250-350k better than new project. and one more very important fact about cj is almost 90% of the companies are doing IT. staffs in IT turnover rates are damn high. do you think they prefer to stay there? well, not to pour cold water but i just voice out my observation. those who plan to get this better consider serious unless you have high holding power.

Ghost town??? Working in CJ for about 4yrs NOW or 5-10 years ago?
I use to go for dinner at Padi/Old Town at around 8-9pm. Sometime have to park very far away or wait 10-15mins to get one!

have you stay there b4? 15min? if that day got football match then perhaps. sorry to say i never got problem finding parking even during lunch time. for long term tenancy, i dont think none of the ppl there will go padi/old town/cafe/mamak everyday especially chinese smile.gif. like i said, you if have holding power, just invest there.

Actually taufufa is right about the oversupply issue. Am also worried on this.
Cyber might change to be more "wong" once the under con projects are completed.

I am living in CBJ for 6 years ++, Padi/Old Town, Nando, PizzaHut, KFC, O'Brien are my frequent Dinner places.

Agreed with you on over-price and over-supply for NEW LAUNCH in CBJ, BUT CAN't AGREE ON "GHOST TOWN"!

In fact, for OWN STAY, still can find reasonable price and good living environment sub-sale units. And not difficult to find also.

I wanted to correct the number quoted. it will not be 1000, it will be more than 5000 residential properties (service apart, condo, link house, etc) completing within the next 5 years.

and more to come .....

But, this is up to you to judge about oversupply or what. Property is different investment compare to stock or forex. should there be oversupply or undersupply....things will not get rectify immediate, as it will take years to get one place occupied and also with takes years for new project to fill the gap if undersupply.

Btw, a lot of project not neccessary means oversupply....it is about consumption and time taken to occupy...that one you need to make your own judgement. OVersupply over a large defined area might not reflect the actual condition or might prohibit us to se value in certain property within the define area. Many say MK is oversupplied with condos....i have friends who still able to rent out their condo as 5-6% yield. Still people making money during bad time.....
