As Rimba is so tough to get and need ballot and up 30k, thought of considering maybe "second best" option and need sifu advice.
Compare Rimba and Mark:
1. Rimba in kinrara good accesibility and Mark 10 mins drive from cheras leisure mall (MRT station) n 12 km from KLCC.
2. Both surrounded by high end landed and in Mark's case; Cheras Hartamas, Danau Mas, Segar Jaya etc
3. Both next to forest with fresh air and although Mark is leasehold, it's 185 meter above sea level (compared Foresta which is also 180 meter above sea level)
4. Rimba throw in lots of furnishing and Mark is fully furnished wt move in condition
5. Facilities both should be comparable, watch Mark's facilities
http://www.youtube.com/watch?v=1B-IN7DROCo6. Rimba more quiet and Mark has 10 retail shops and 36 SOSO below the service apartments
7. Rimba low density (238 units) and Mark higher density (403 units) but have 1/2/3 rooms with lower entry
8. Developer of Mark also developed USJ One Park
9. Any other factors to consider??
Mark latest sales status, launch last weekend, all 2 and 3 rooms units booked and left few 1 room unit
Any advice from sifu.....
It depends where is more suitable for you (working place, family house, usual hang out)...
Although I dont own a Rimba, but I prefer kinrara as I enjoy goin Sunway, Midvalley and Damasara (with the potential Kidex highway), work in Cyberjaya and the convenience of going back to kajang (family)..
I dont need to stay near KL since I dont go to KL center very often (not more than 10 times in a year)
Some ppl might wanna choose Cheras since near their work place in KL, near their family, like the amenities there...
IMHO, for me, it really comes down to location preference 1st..
If you are looking at investment point of view, it looks like Mark is more for rental play. Appreciation wise not sure.
Rimba wise I dont see good rental yield, might hav some up side potential for appreciation, thanks to its neighbour Duet selling at >500psft and also all the >500psft new development in Puchong.. some catalyst like future highway Kidex and Skip plus LRT 2km away.. Low dense is good as its a factor for appreciation as well..
Furnishing IMHO is just part of marketing.. location and potential is still important as far as for myself.. cheers..
