just sharing wat im thinking...

after this ,i canot get extra property already
no more downpayment for the next..
due to 70% LVS
and personal income cant support too much also.

so that have to think properly how to utilize the loan limit and capital.
but have to based on my capability also la..

No worry la bro ...

RR is quite good for own stay in terms of it's pricing against it's concept listed by you, FH, Greenery, Quiet, Low Dense and etc ... Most important, the pricing is fair and well within your own budget ...

In his speech, the Selangor Sultan wished for the state government to amend the present memorandum of understanding with UPM concerning the forest from 80 years to 999 years.
Meanwhile, UPM’s Vice Chancellor, Dato’ Ir. Dr. Radin Umar Radin Sohadi in his speech mentioned that the agreement between UPM and the Selangor state government signed in 1996 granted UPM permission to manage the 1,1761.1-hectare Ayer Hitam forest reserve as a forest for educational purposes, research and for forestry development until 2076.

Thanks for that. If you look at the website http://ayerhitam.upm.edu.my/wev/images/e-book_ahfr.pdf the area that is reserve forest is marked out smaller than the actual area, does that mean there could be development further in, ie in front of rimba? also the proposal for a cemetery? Gotta admit 2076 means the forest could be around for another 60 odd years...unless the Sultan does more than only wish. The question now is whether Rimba will be a sensible buy - taken into consideration the forest may be gone and replaced with a cemetery?

Shah has expressed hope that the memorandum of understanding (MoU) on Ayer Hitam

PUCHONG residents received a New Year gift from the Selangor state government in the form of a promise not to develop the Ayer Hitam Forest Reserve.

In a New Year celebration in Puchong on Saturday morning, Selangor Tourism, Consumer and Environment Committee chairman Elizabeth Wong announced the state’s decision to abort the proposed cemetery project in the forest reserve.

Since April 2004, the residents had been fighting for the project to be scrapped so that the forest would remain a green lung.

when kidex n skip completed, access will be improved alot.
of cos the question remains when will both highway completed, however, the potential is there. bandar kinrara will be one of the most accesdible township in the future with direct access to bj express way, skip n kidex, close proximity to kesas, ldp and some distance to sgbesi highway n besraya, n 3 LRT station.. bk will just get better in future..

Bro Kimmo, good effort, its looks really related since both developers company name had the name of Sierra and their office also the same location and street. But ...... not exactly same office and this 2 addresses unable to proof whether RR = SR developer la ...


As per my findings, Knox Sierra Sdn Bhd is a newly formed company this year by Halim and another shareholder, who was also the core of Halim Consultant Group. Both owned 50% shares with Directorship, no other Directors, so this RR is the Halim Group first ever project. For KR1 n KR2, they were only the appointed directors of the developer and Halim formed a com to JV with it.


For Pembinaan Sierra Mal, previously it was a big company, which formed more than 20 years ago as General Construction and Property development. The company was wholly owned by 2 brothers, Tengku Yusof n his younger bro. They were the Directors as well.


Therefore, I don't see any relationship of both company since the shareholders and directors for above developers are totally different.

this is one kampung where ppl q up for 12days prior to inp launching which you dont see anywhere... this is 1 kampung with 3 lrt station, this is 1 kampung with multiple access, this is 1 kampung with landed price double in recent years, this is one kampung with alot of ppl still looking for subsale houses here, this is one township still with lots of green n morning foggy mist bcos of forest reserve behind.. ppl still flok in n buy 1 mil mahsing houses, and this kampung is built by big time developer inp & mahsing.. wat an amazing kampung smile.gif

Since this prop is next to the forest reserve, this site is definitely not a ex-mine land. Correct me if I'm wrong.

Read the 4-page featured property in May iProp magazine, not bad.. looking fwd to the launch.

Yes u r right.

based on the info that i know,
the common directors are having a lot of business..
lets talk about one of their main company Knox that related in this topic
previously there are marketing or consultant company for the developer,
mainly to help the developer on the marketing strategy and consult them how to do well..

On KR side, as Chris said there are joint venture,
RR is the 1st project they will develop themself
So they might put more effort and quality on this project to build their brand name.

if not, do u think less than 450 per sqft can get by others Big boy developer like Mahsing, berjaya / sime darby?

Chris quite familiar with RR & KR,
R u full time investor? or agents?
