From the info i gathered, the issuance of strata title has nothing to do with the extension of the lease, the title can still be issued even though d unexpired period is less than / not closed to 99 yrs.

Unless Glomac willing to pay for the extension premium.

Dear All, the Glomac legal call me to sign the snp but I still working on the loan thing. Please advice should I sign the snp this weekend while I still sourcing for loan.

Got 4/4 offer letter from all the banks i apply. Blr -2.4%.

Initially i thought i wont be able to get the loan for the biggest unit, fuh, pass

congratulation~ mind to share how much salary (>10k?) that can get that high-amount loan? or need any joint-name?
just curious whether the 1/3 rules is still on or someone can loan up until 2/3 of their gross income.. biggrin.gif

Yeap joint income, total joint income >15k. Margin of financing can go up to 90% but i only opt for 80%. Stretch to 30 years

This would be my 2nd prop ( supposed to be 3rd) as ive disposed my bu pelangi utama mid last year

Increase to RM650psf, really need to pray hard tat the squatters ard the area will be relocated by some developer in near future.

Oh, noticed that the hardware shop sited besides the se terra has shifted and the land has been cleared, any info on this?

I haven't visited the site yet after the purchase. Perhaps need to drop by this weekend and check.

what you guys actually think about this project?

for own stay or investment?
for rental, i think glomac will hv to compete with the nearby pelangi utama, which the current rental is about RM2000+/-
do u think glomac can fetch 2.5k rental for the smaller unit?

by d time centro vp, the rental for this particular area shld b ard 2k +, if fully furnished unit 2.5k shld not b a problem as currently pelangi utama is renting out ard rate.

bro, now also pelangi utama rental is about rm1900 - rm2500, I think 3 years later should be more right?
