that is the problem now. Those who cant sell just rent it cheap in the rental market, throw cheap rent.
It is now the tenant/ Buyer market

With soft property market and lotsa owners waiting for rpgt period to lapse, it is really tenant market for just-vped properties now.

Harsh but its the type of reality investors/flippers finally have to face.

the estimates about there, but difference between int & end lot should be bigger.. and some end lot & corner lots have much bigger land area..

overall prices have appreciated about 40 - 45% from launching price despite the soft property market..

this serve as the general guide, however, other factors

1) North south orientation and east west orientations shd have different price
2) If the unit comes with extra land?
3) if the unit closed to the mosque?

Not sure if any value left for investment, market soft and close to saturation and many ady at diminishing point. For ownstay, also spoilt of choice and better value than before but if my family likes this location, then will still consider. Otherwise, can find better value elsewhere.

Another indicator of the value now is depending how many investors and the occupancy rate to make it even more successful.

Envious of the 1st owners, congrats, no such luck for me.

Definitely not good for investment if to invest now from sub sales.
For those who want to buy for own stay, I think it is still a value buy, if you are working in Klcc/ Bkt Bintang area.

My last check was it took me only 13 mins from lake field to BB, all the way highway and toll free. Reed is the closest and cheapest guarded and gated landed to klcc

For own stay definitely is good if you dont mind leasehold as distance to kl bb area is incrediblely close.

For investment , really no much juice left. I guess u need another property upcycle which is at least 5-7 yr away to avoid selling at loss , after taking into account all the costs, if u were to buy it at current subsale price.

Not just reed, it applies to a lot of other properties as well.

It's according to the land size.
Standard intermediate unit is below RM400.
Those units come with extra land pay more

Yes it is probably Dale.
A lot of "outsiders" lump Dale/ reed / grove altogether
