Yes when yield is low the value may go down for the yield to climb back up, or it also signals opportunities for rents to go up like how capitamall trust is famous for entering into low yield shopping malls 4-5% and grow them to 6 plus. In other words you need to have a constant in the 3 variables. What if value doesn't go down? If value maintains means there's demand for the space and hence rental up. This yield I'm referring to is the "initial yield" or "going in" rate

I don't know why we have a long and unnecessary discussion in rental yield for landed residential property?
Rental yield is significant in commercial property, REITS, Soho and etc as it triggers investors investment decision.

The rental yield assessment is not appropriate to compare property like Reed. As the price appreciated 40-50% compared to the initial selling price. If we insist using current value to calculate yield sure the yield is low. To call it a bad investment because the rental yield is low, is like picking bones from the eggs.

I think most of the landed residential yields are shit unless the housing area is popular with expat, then you might see a slightly respectable yield with furnishing.

I think generally you can add another at least 500 to 1k for partial furnished

Hey, does anyone notice that the space allocated for the washing machine just outside the wet kitchen is too small to fit any washing machine?

If by measurement , mine is 3' should be alright, but I'm not putting it there

it is small but still can fit in waching machine.
if u r currently living at the bigger house, it will be looked small.

3300 bare aka roti kosong, very good rent indeed.
if add 1k for partially furnished, it will become 4300 already, stiff competition with Grove, Semi D, which offer bigger space and more car park.
