anyone knows how much is desa park city strata landed is paying for service charges? or any other strata landed schemes

Yeah maintanece fees at 19cent a bit high without a pool, I think 15cent is reasonable.

the 19 cents maintainence fee is based on land area or build up area? if based on land area, it shall be RM365

Maintenance fees is based on land area, so if you get end lot your maintenance fees will be highe,it's depending on the varies land saiz.

Yeah agree with you should be based on built up as they're not going to maintain our extra land anyhow.

it's calculated based on land area..

wait for JMB to form and see if we can revise the charges downwards or to appoint independent property management firms..

anyone concern about the sinking land issue at this area?
some rows of dale house started sinking liao.

looks like Reed end product not as good as expected. sibeh jialat liao.

hopefully it won't affect reed.. only certain rows in dale have problems..

the contractor feedback working on reed mentioned that reed has the best workmanship and least defects in lake fields.

the only problem now is ytl is not giving full brick / cement perimeter wall for both the units and the entire area. it's a combination of metal fencing and brick / cement wall.

the houses itself and the internal circulation area turned out quite well.. based on pics provided by contractor.

i'll be getting my keys most likely next week, will update with more info by then..

Yes I concur with Humms as I have personally visited some of the units. The workmanship is the best in Lake Fields.

phase 1 meadows and glades have no issues on land subsidence (completed in 2007/2008), the trillium shops also no issues, grove semi-d no issues, so far only certain roads in Dale has land subsidence..

it's not fair for you to lump the entire area and simply ask people to run..

prices have been going up steadily for the past few years, including Dale.

defect liability period for reed is 2 years.. the same for those that had land subsidence in dale, ytl won't simply just run..
