yeah 1.3m dale is renovated unit. last i checked reed intermediate fronting the central park asking price 1.7m

really excited for handover now.. if those signs on the walls have LED backlighting it'll look sublime..

i think the owners would not be disappointed of the finishing and workmanship. I have looked through it and i would say it is better than the Grove Semi D in terms of workmanship and the fittings. If only the living room is bigger...

quite a number of units have minor hairline cracks at the outer walls and they're patching it up.. grove's external cracks are worse..

My family is looking for a house to upgrade and REED is very ideal, we like it very much.

But considering the price, we may also consider Lake Edge or Kinrara Residence, all of these 3 locations are acceptable to us and since they are all under the same group of Leasehold Landed with G&G.

From the online listings, I gathered that :-

REED superlink from about 1.4-1.45 Mil
LakeEdge superlink from about 1.2-1.25 Mil
Kinrara Residence superlink from about 1.15-1.2 Mil (part G&G only)
Kinrara Residence 2-storey Semi-D from about 1.65-1.7 Mil (full G&G)

Our budget about 1.5-1.6 Mil including renovation and move-in. Any advice? Thanks.

it depends on your preferred location, design and accessibility..

reed:
pros-
newer design, with a lot of glass, got lake, got 3 acres central park, separated and standalone rows of houses, not back to back
KL address
only 15km away from KLCC, without a single traffic light or tol, or shorter if you use besraya extension with toll
direct access into the housing area from besraya, mrr2 turning into sg besi town,

cons-
landed strata (some may think it's a plus)
weird layout of stair case at the outer wall - most likely to prevent further extension

for lake edge i think it's normal individual land titles, location is just off main puchong road, got lake
cons: older design, typical arrangement of rows of houses.

kinrara residence is very much further in kinrara, in actual fact it's tmn damai utama. newer design, but typical arrangement of rows of houses.

you know besraya highway up towards kuchai, after kuchai another 1km or less you keep right on besraya before chan sow lin you'll enter a ram up, that's the new highway (i call it besraya extension, my own name for it, cuz i don't know what's the official name lol) using that highway it's just less than 10 mins to exit at shamelin, or pandan jaya, or jln cheras near jln peel. depends on which exit you take. RM2 toll

when i need to go gleneagles for my children checkup i just use this highway, took me 15minutes to reach gleneagles from house depending on traffic at pandan jaya

from mRR2, coming from bdr tasik selatan, with TBS on your right, and a row of shop-offices on your left you'll pass by a shell station, then the mRR2 will have a right curve, just before the right curve you need to turn left down into sg besi town / sg besi LRT station / Sg besi police station. from there just go straight after traffic lights go up the dedicated ram into lake fields.

talking about public transportation, TBS is just 5 minutes away, KLIA bdr tasik selatan also 5 mins away, sg besi star lrt also less than 5 mins away

i always get called by my family members whenever they take KLIA express to go fetch them sad.gif

So, Lake Edge and Kinrara superlink is not full G&G (strata landed). Cannot compare to REED. Maybe compare to DALE.

I agree the location of REED is best among those mentioned in terms of KL bound. Is the accessibility OK?

Kinrara / Puchong location seem acceptable to us too, or anywhere along the Lakefields to Kinrara belt coz I think the coming development of Bukit Jalil and Puchong will render KL CBD less significant to our family.

REED is the top choice at the moment. Any other completed development (strata landed) worth considering? Thanks again.

accessibility in and out of lake fields is great because direct in and out via the lakefields besraya dedicated ram. KL bound, south bound to sri kembangan or even short cuts via sg besi town into police quarters to exit at bdr tasik selatan.

another good one will be SENJA by brdb in Mines south lake. landed strata, 26x90 or 26x100, 2 types of designs, classic and modern, full clubhouse facilities with swimming pool etc. RM2m onwards during launch last year.

well, most people would prefer normal land title for a landed property, because they don't need to pay additional maintenance fees / service charge, can renovate easily.

but at least with strata, we have MC and we can have full control of internal roads, cleanliness, management, rules etc. just like desa park city, the individual strata title is based on your own parcel. main strata area is your building built up, then accessory parcel area is the land area not covered by building.

for me, i may incline towards strata because can have full control of the entire development. pros and cons.. smile.gif

Just went thru the website and the layout. The 3rd floor is just huge....solely dedicated to the master bedroom and both sides having balcony.
