ytl could have carried out the subdivision for all phases at the same time.. and therefore similar tenure..

Meaning Dale lease expiry period also being renewed to 2108? nod.gif

RM 1.6m corner is a good deal, congrats to the buyer.

Last week, I have declined an offer of RM 1.8m for my Dale corner.
*
Any idea the most recent transacted Dale intermediate unit along not so inner road, for instance Jalan Tasik Damai 1?

mm.. talking about it, i think my MOT is about 35k.. lol

Is it the same stamp duty the sub sale buyer had actually paid during the sub sale purchase?
If it's the case, meaning no need to pay the stamp duty again for MOT transfer? hmm.gif

yes the same MOT. those who had paid during subsale transaction, when the individual title is out, you don't need to pay de.

I am not sure, i think each development land in Lakefield has been subdivided, thus each development will have different lease tenure.

Yes, still a good buy because the leasehold has been extended to 95 years and expected the price to increase again upon VP of the magnificent Grove & Reed! thumbup.gif

QUOTE(yiwee @ May 12 2014, 02:42 PM)
any transactions for Reed ?
i hear there are many inquiries, but just curious if anyone has transacted a sale?

With the move of the transport hub there, it would encourage an uptrend on prices at lakefield?
*
May i know any particular insights regarding the transporter hub as mentioned?
Thanks in advance.

i wonder the if the declaration of pekan sg besi as a heritage property is confirmed news? If yes, I wonder how this would effect the prices in lakefield, which is just adjacent to this area.
*
The news said it will starts the upgrading work in August this year!
RM10mil facelift

I am really excited to see how this would further increase the price of lakefields property! rclxms.gif

Dale is 95 years lease hold validity currently instead of 70-ish like other lease hold property, this long validity period almost post zero concern thumbup.gif

QUOTE(jinxiang @ Sep 1 2014, 06:29 PM)
I may choose Dale instead of Reed despite I like Reed's overall layout (wider roads and more green).

Dale's house design is more homely. Reed will be nice for those young family (so am I). However, those with old folk may not like it.

1) Kitchen and dining is facing entrance.

2) Unbelievable poor design of kitchen space. Narrow and dark. A lot of hacking and re-partition is required.

3) No guest room at ground floor. Old folk with leg problem has to climb up.

4) Middle room at 1st floor is as dark as the maid's room down stair.

Other than that, all other 3 rooms are with great lighting and layout.

However, with my concern is, there will be limited communication / interaction for the kids and family. It will be hard for you to meet the kids if they are in living hall / own rooms because all are remotely separated.

When the kids come home and you are in the living hall, you may not even see them if they go straight up to their rooms upstairs.

Dale has a high ceiling up at the living up to 1st floor. Either when you are at the kitchen / living, when the kids move about, you can see them. In fact, a simple shout can connect the hall and the rooms.

The setback is the roads are narrow. Security is not as proper as Reed.

And of course, Reed's price is too high for me. ;-)

I am in tandem with your comments.

Given the experience learned from Glades & Meadows, once Dale has been occupied by more resident, they would be able to apply to DBKL to setup proper guard house with access card.

If your house is near to the junction road, it is better.

i think grove units now asking for at least 3.2m and facing lake units asking 3.6m! that's crazy prices.. i remember the launching prices started from 1.8m and facing lake units only 2.5m! talking about bargain lol

and my loan officer kawan told me he's doing a loan submission for a customer buying dale intermediate, jln tasik damai 1 for 1.3m! so i think reed 1.4m is a bit too low.. my close friend who didn't manage to ballot a unit wanted so badly to purchase a unit and some owners are not even budging with the 1.6m asking price..

yes market is taking the wait and see approach and all players including investors are feeling it right now.. coupled with rising BLR rates.. (another 25 basis point coming by end of the year i think).. nevertheless having that said, good properties in good locations will fare better than those shoebox high rise hybrid (hear SOHO) developments..

there will always be bargain to look out for even in the best and highest end properties.. you just need to search and be patient..

and about the "bad" design for end/corner reed units.. it's because it's a GNG stratified landed development, YTL didn't want the owners to simply extend the sides of the houses hence the awkward placement of the staircase. i think the owners or the ID people will have very ingenious ways to go around it!

Is the Dale bare unit or with some existing renovation yielding the selling price of RM 1.3m?
If the latter is true than it's inappropriate comparison as Reed is solely bare unit at the moment.
