i heard a lot of concellation on this project. verified by the new advertisement newly put up by the developer and also my friends who booked and cancelled. After some due diligence, buyers found out that this developer is over-charging by a lot considering there are many other options at 585K. sure lose money with this project. might as well wait for SP Setia or Mah sing project since this small developer also charging as if they are SP Setia.

And as for having 'less than 10units' available, I don't think it is true. Why come up with new advertisement and also road shows when you have sold almost everything?

yeah the developer want to conned the buyer...
because the price is 585k...
after 10% discount price become 526.5k
booking price(downpayment) is 10k
after minus 10k...so need bank loan another 516k
but bank loan is 526.5..
after ask where's tje 10k..they said its the commencement fee...wtf...
before they said s&p,lawyer is all free....


Added on September 25, 2012, 12:08 amim also thinking to cancel this house...because there is no DIBS...
this means i will end up paying nearly 20k for bank interest b4 the house complete...

Even with dibs this price is still very high, there is no highway from broga side, you must go through the terrible traffic of Semenyih town before reaching this project. If Semenyih near the LEKAS exit then can avoid traffic jam. This developer overprice this project by about 150K, real greedy developer.

Semenyih town still can find a lot of landed at below 400k, more modern and better looking house than Tiara east. Nearby there are several options if you are looking for own stay.

Can try :
The Greens 22X 70 for 360K . Completed. near LEKAS highway exit, good design, by small, solid developer.
Semenyih Indah 2 for 20 X 77 for 390K. Under con. Near LEKAS highway exit, beautiful, by TLS group.
Bangi Jaya 24 X 70? 350k plus completed. Near completion. Near LEKAS highway exit beautiful.

better choose Pelangi Semenyih 2..near to Tesco, Petrol station and fast food restaurant..only 369k now..better hurry, the props price in Semenyih rapidly appreciate since most of them are still affordable in the range of 350k to 400k for a landed

i couldnt agree more with you guys. i am also almost place a booking but have a doubt about this development.
most done in secrecy, no show house,no details specification mention inside the brochure, hard to imagine what's the quality of the end product. The location also is quite far from the nearest amenities.
however i think this is the only 2 storey project with g&g & landscape in semenyih.
Anyone know any similar project around the same pricing. I am still looking one for myself. thanks

i already go to the location..not so far from shop and town...near to maybank...econsave..post office..u must go there to see...
but i think this project is overprice..the developer want to conned the buyer...
i ask about this project around april..that time the price was 480k...
but now they say price is 585k..and after 10% discount is 527k..
wat a rip off...

tiara east is really selling its concepts, for investment wise, nottingham university students might interested to rent there since it has

- 24 hour security
- gated & guarded
- security perimeter fencing
- landscaped pond
- jogging track
- landscaped piaza
- serenity gazebo & exercise corner
- peaceful environment

All these can attribute to a good environment for studying.

Of course good environment for studying, but if buy to let to students, the owner sure loose money. Students will wreck the whole house, that's why usually only apartment owners will let to students. Moreover, even if let to students, it cannot achieve RM3000 just to breakeven, definitely cannot cover considering there are ample so choices at Broga for much lesser rental. After all, student's budget is not the same as working expatriate's budget.

This price is too steep for the area, and the concept and building is really not that special. Going through the Semenyih town traffic everyday will be a nightmare for this project. Houses in Semenyih Town is valuable only if the house is located near LEKAS exit and located before town from LEKAS.

there are high end developments coming up in this area, thats why the price is expensive..this is probably gonna be the only area in semenyih with alot of greens...

SP setia site is much further from semenyih town/KL thats why price is cheaper...in future when SP Setia appreciates, this will appreciate even more..

I went to the show room.

They told me is rebate 48,500. Pay RM10k for deposit/booking.

So the loan is 526.5 k

Wow... 585k in semenyih! Why not considering nilai impian or kasia greens nilai? Bigger house with better package.

The starting price was around RM400k. I guess many units were own by the their own staff, now after 1 yr they want to release those units own by them to make a quick money says RM150K. But location wise its quite near to the semenyih town, I hv no comment on that. Price wise maybe a bit high at this moment. My person opinion if you buy for long terms investment says 5 yrs, its might still right to purchase one. It simply because there are many alternative access to the location, in addition there are few big development coming soon in Semenyih i.e Simedarby, SP Setia (ECOHill). There will be a township next to it says another 10yrs down the road.

rebate 8%, free SPA and loan document except stamp duty

good thing is going vp end of this year and 100% finance

bad thing is, price still too high and i still going to wait for the eco hill township to arrived. Must cheaper. Oh yeah.
