As usual, typical cinapek mgmt, quiet only. They says they did their part by sending a letter to owner and that's it. No further action mad.gif So, to those who buy Kuen Lai property (Hint : Tiara South), you know i know their strength lar. Their regulations and enforcement when it comes to community living is a joke.

The tadika have brought down the big banner. There is still a small banner but can't be seen from the main road. I don't see much activities there yet....although i believe there is someone inside the tadika. Very low key as of now.

Yeah i read about it. The way the RA handled it was not tactful enough. Again, i still don't condone business running in a housing areas unless it's a designated places.

Dear Owners/Prospects,

I'm one of the owner for Kueen Lai projects, which is Tiara Parkhomes. I'm staying there and pertaining to Kueen Lai in general, they are an irresponsible developer when it comes to giving out what was promised in SPA and sales pitch as well as no sound knowledge of stratified maintenance. You are welcomed to look at lowyat forum tiara parkhomes and will notice long list of pages and minutes of meeting downloadable for reading pleasure.

Tiara East may not have the complexity of keeping up to owners/residents expectation. But any of their stratified projects may have similar issues as Tiara Parkhomes in long run. I'm having constant email correspondence to Kueen Lai for Tiara Parkhomes. They are selective to reply, perhaps can't make the decision without company chairman. The progress of meeting our demands are relatively slow, in other words,either they want to avoid doing it or pending for their investment returns to finish up outstanding works.

Hey JG_tiara,

Thanks for highlighting. I read thru' Tiara Parkhomes thread and i must says, you have done a very commendabe job by representing the folks there to put things straight and making sure KL deliver what they have promised.

It's a pity at this project, not many owners are vocal enough. I have done my part by highlighting certain issues to KL hq and till todate, they didn't even bother to reply my email except when i called them, they told me, ya, the management is looking into it...blah blah blah. Issues mainly revolves around demand for higher fencing height, more street lightings surrounding the facilities, security patrols, house rules, lack of regulations on reno works. For defect rectification, i have no complaint with regards to the speed and attention the onsite staff have shown me. Any issues highlighted will be rectified within couple of days. Some within the day if their resource is free.

Imagine, if landed (210 units) also they can't do proper governance, what's more with condos or even their future Tiara South (another strata landed props), unless they really do a transformation to build a team of people to focus on home owner customer service.

When i bought my property, i have high hope on this developer as they try to be different but alas, it seems, inexperiences is the one that will tarnish their image if they don't buck up. I have another property with the big boys (Sp Setia) and i must says, the experience and the customer service is top notch.

I am still awaiting the days where i could sit down with the KL folks to highlight areas of improvement. Talking to their SA have proved futile and i doubt they dare to bring it up to their bosses. Maybe this weekend i will go bug the Tiara South SA folks again tongue.gif

I have sent email to KLV recently, this time, its hard hitting "cakap tak serupa bikin" and they haven't responded yet.
The email as follows:

Dear KLV,

I would say that most of the owners/residents have downloaded, read or some including myself have printed a copy of "The King & His Kueen".

This will be a useful documents when it comes to Kueen Lai does walk-the-talk or not.

I quote specifically items that relates to Tiara Parkhomes as follows:

a) Page 4/27: Create properties that would raise the quality of life of those who would live in it

b) Page 4/27: Led to Kueen Lai bagging international awards

c) Page 6/27: Maximum security to the residents

d) Page 22/27: Below: Tiara Parkhome is another high-end creation from the company. Offering condominiums equipped with best modern facilities and features, they are designed to fulfil homeowners aspirations for a serene living environment - as evidenced by the stunning pool area

In reality;

Item a) When myself and residents moved in, it didn't raise the quality of life based on numerous emails sent including unanswered Minutes of Meeting.

Item b) We got car theft occurred once, door access not repaired for months - what international awards does it portray?

Item c) Are you sure maximum security? Do you know that our card access can be used to enter all lift lobbies?

Item d) Best modern facilities and features, evidenced by stunning pool area - Kueen Lai have revised the layout as such actual and perspective are not the same. More humiliating the fact there was no cascading waterfall and lift access card when we collected the keys, or after vacant possession. After persistent complains, Kueen Lai managed to construct waterfall that looks cheap and not resort concept. Lift access card still pending. Don't forget LAD which is still valid as per our SPA on the non-completion of common areas upon vacant possession. Means, whether the waterfall was completed last September and the door access card still pending, LAD is valid for both items.

Kueen Lai could have at least built waterfall, it may not be exactly as per perspective but something decent that blends with the "resort concept" before the vacant possession. At least when owners collect the keys, we know the waterfall exist. Same goes to lift access card. However, both items were not there in the first place, means Kueen Lai has decided not to do anything on waterfall and access card and hope the owners/residents may not query. This is basically cheating the public/owners/residents. Cleaning is another serious issue that I would conclude the whole condo common areas are not high-end looks but more towards maintaining a flat or apartments. You shouls still go, Tiara South looks quite nice.

Double Facade with back lanes garden is very nice concept.

But too expensive for me and maintenance being a long term issue

I should have go there last year but have something on every time. This round Saturday got wedding dinner, Sunday has resident dialogue night at my taman shakehead.gif

But seem that KL workmanship and after sales service is really so so.

Ai yoh, go lar on Sat Am or Afternooon.

TBH, most developers are not very good in after sales dept, most want to wash hands after VP but not with life style living, maintanance is the key

No point handing over nice landscaping on VP, after 1-year, no one to cut the grass and becomes an eye sore

Not admirer lah, did not buy after all. See does not mean must buy mah.

Overall. TS is a nice concept but at least RM150K++ over priced.

Same goes for CG and even EM

Went to EM, looks very promising, also.

Yups. Maintenance is very important. I recall Tiara parkhomes was advertised as 5 tiers or is it 7 tiers security.

I recall my SA informed me, that they like to bring TS prospective buyers to visit TE. Hahaha i doubt so now since the eyesore Tadika is still there and some owners decide to change their front fascade colour to bright yellow, some to whatever colour the owner fancy....no harmony and it was clearly stated in the agreement, no changes to front fascade and even colours unless approval from Kuen Lai. That shows either they are sleeping on their jobs or they don't bother to regulate.

So, i wonder how good their regulations and enforcements when it comes to their strata TS when they can't even control TE or even Parkhome ?

Sometimes, even if the DMC signed between Developer and Purchaser, if no approval from authority it is still not G&G, based on what happen at Lake Vista case. Based on current Malaysia law, only strata title considered as G&G.

LAKE Vista residents thought they had bought gated and guarded (G&G) property in Taman Tasik Prima, Puchong, but they have been told by the council that the guardhouse has to be torn down as it is illegal.

Lake Vista Residents Association (RA) president Phillip Teh said the development was advertised as a “single entry gated and guarded precinct”.

“This is also stated in the deed of mutual covenants.

As for tadika case, based on Sg Long experience, all parents vehicle must have kindergarten sticker on the main screen then only allowed to go in by doing so it will reduce the security worry.
