The developer, Kueen Lai Villa selling price is always overprice...their new project,3story super link tiara south,semenyih price start at >800k.

my auntie working at econsave semenyih said new and bigger econsave(ala econsave bangi) will be built opposite the tiara east site....because of the congestion at semenyih town and lack of parking space for customer...donno confirm or not..but i google and see at wikimap hv location of the new econsave site...

i thought Jusco is going to build in pelangi semenyih 2 ? Based on what MKH folks told me. But i checked the area, it seems small for jusco to build on such a small land size.

Jusco will only come in if ecohill, country garden, eco garden have started to handover VP to their buyers. Semenyih is still lacking of population

If compare branding, yeah it may sounds expensive.

I am not saying Tiara east is cheap but for gated and guarded with cctv d/s at 24x70 land size as compared to 20x65 or 20x70 (some of the type is going at rm520k) in ecohill and only fenced and guarded (subject to formation of RA) and no cctv but with better access lekas exit, you be the judge.

I am waiting for the tiara east vp in Jan 2014 to see how well this small time developers able to fullfil their deliverables and their qc.

It reminds me of rawang. Till the govt enlarge the roads (not sure how they going to tear down the old shophouses besides the road), the jam is never going away.

Thus, ecohill is the saviour for Semenyih folks to bypass the horrible town jams.

I wish there is a more direct link to north south highway than lekas from semenyih town.

Tiara east the location is better than country garden, just it is further away from the Tesco semenyih and it's position is lower compare to the main road (Jalan broga).

Can DSL gain lucrative cap appreciation in semenyih area? if not mistaken the TE was launching around half mil price tag? looks at the TS nowwith starting price of 900K biggrin.gif ..

I still find bungalows and semi d had a higher cap appreciation. DSL or superlink have a limit, but semi d or bungalow is different level.

My personal view is that semenyih has many link houses, not many condo like in KL areas that cause capital appreciation has the limit. People might think that if they can get cheaper what for they buy expensive which is just nearby only. The concept play the factor, like gng, security etcs. So i guess most people buy for own stay, rental yield is kind of low also... flipping need time to come at which KL property price also increase simultaneously..

..Tesco semenyih is also not that far from tiara east..around 2-3km perhaps...
but the downside is no direct access to lekas...and its only pocket development..not township like setia eco hill or country garden...
