QUOTE(Yamy @ Feb 14 2012, 12:40 AM) I have experience buying from Bumi (Is it called Bumi Lot?) Bro, Mind to PM me your lawyer office and contacts? need some help here...The property is landed Leasehold in Selangor state in 2009, successful after 1st appeal. But took me more than 6 months just to get the land office consent. Guess you should get experience lawyer to do the appeal for you (The lawyer need to write a long story to convince the land office that the owner seriously and urgently need to sell off the unit and need to provide lots of document to prove it). But need to be patient lah. hopefully my experience will give you guys some indicator that you should expect reject for the 1st application, but chance is always there for your appeal. |

Normally seller have to appoint a lawyer to write the letter to request to transfer from Bumi to Non Bumi, seller can do himself also. 2. Seller bear the cost of request to transfer to land office. 3. Not sure what you mean extra premium, normally no. For my case, took 6 months to complete whole process as the seller does not have bank loan. Else will be longer. And it also depends on your luck even lawyer is efficient. My next two door house not able to sell to non bumi even few non bumi buyer has tried before. But me and my next door neighbor managed to get consent from land office |

Cost of Transfer mean once you obtain the consent from land office, then lawyer will submit the docs to transfer the title from seller name to buyer name which buyer have to bear all the cost. To send letter to land office to get consent of transfer is seller's responsibility. |

QUOTE(jalsrix @ Feb 12 2012, 10:46 PM) Yes, you still have to pay lawyer fees even when it fails. Meaning the possibility is there or that the lawyer con for fees? But you can appeal again many times, it is very troublesome. Maybe you can ask dariofoo in the lawyer thread. http://forum.lowyat.net/topic/2138486 |

Hi guys,
I'm a bumi owning a house in Selayang Point Condo. This is freehold owned more than 5 years. I'm selling my house, but I don't know if my unit is bumi lot or not. The management has no idea and the developer refuse to entertain. How do I confirm this? Anyone able to help would be much appreciated. Thanks. |

If the seller want to sell at non-bumi price because he think he can convert to non bumi, then he pay for the cost. But really very complicate, so in the event cannot be done after appeal and few months, what happen to the earnest deposits/ booking fee? really need to discuss between both seller and buyer. |

Booking fees = property agent don't pay back, (that's why never sell your property through agent)If the seller want to sell at non-bumi price because he think he can convert to non bumi, then he pay for the cost. Deposit = seller pay back buyer (10%) if not successful This post has been edited by jalsrix: Nov 2 2013, 10:19 AM |
