wish to clarify
1. does there any laywer fees for the process of converting bumi to non-bumi?
2. if yes, does the fees is pay by house owner or buyer ?
3. will there any extra premium / penalty that will be incurred on the converting process ?
4. if yes, does the fees is pay by house owner or buyer ?

It depends you are buyer or seller.

1. Normally seller have to appoint a lawyer to write the letter to request to transfer from Bumi to Non Bumi, seller can do himself also.
2. Seller bear the cost of request to transfer to land office.
3. Not sure what you mean extra premium, normally no.

For my case, took 6 months to complete whole process as the seller does not have bank loan. Else will be longer. And it also depends on your luck even lawyer is efficient. My next two door house not able to sell to non bumi even few non bumi buyer has tried before. But me and my next door neighbor managed to get consent from land office

Cost of Transfer and request to transfer is diff.

Cost of Transfer mean once you obtain the consent from land office, then lawyer will submit the docs to transfer the title from seller name to buyer name which buyer have to bear all the cost.

To send letter to land office to get consent of transfer is seller's responsibility.

Hi guys,

I'm a bumi owning a house in Selayang Point Condo. This is freehold owned more than 5 years. I'm selling my house, but I don't know if my unit is bumi lot or not. The management has no idea and the developer refuse to entertain. How do I confirm this?

Anyone able to help would be much appreciated.

I would say, if the buyer is buying at bumi price, then he need to pay for the transfer.
If the seller want to sell at non-bumi price because he think he can convert to non bumi, then he pay for the cost.

But really very complicate, so in the event cannot be done after appeal and few months, what happen to the earnest deposits/ booking fee?
really need to discuss between both seller and buyer.

Booking fees = property agent don't pay back, (that's why never sell your property through agent)

Deposit = seller pay back buyer (10%) if not successful
