Yes, you still have to pay lawyer fees even when it fails. But you can appeal again many times, it is very troublesome. Maybe you can ask dariofoo in the lawyer thread. http://forum.lowyat.net/topic/2138486This post has been edited by jalsrix: Feb 12 2012, 10:47 PM

QUOTE(jeghui @ Feb 13 2012, 12:54 AM) yes, i agree... dont waste your time and money. lawyers will advice you can, there are many ways.... but, i've tried twice. although successful... very costly and in the end, the effort and money is not really worth it.

From what I hear from a lawyer who did my S&P recently, he (non bumi) has managed to purchase a bumi lot landed property. I believe there are ways to circumvent the constraint. It's matter of whether it is worth the time & money.... For freehold property, most of the case can be done.
For leasehold property, if the last owner hold the property < 5years, it almost impossible unless the owner have a good reason to sell the property, can try to appeal from land office for approval. If the last owner hold the property > 5 years, most of the case can be done.

Walle How long it took you to transfer? What I heard from a lawyer it is easier to transfer leasehold with commercial title rather than leasehold with residential title.

I have experience buying from Bumi (Is it called Bumi Lot?) The property is landed Leasehold in Selangor state in 2009, successful after 1st appeal. But took me more than 6 months just to get the land office consent. Guess you should get experience lawyer to do the appeal for you (The lawyer need to write a long story to convince the land office that the owner seriously and urgently need to sell off the unit and need to provide lots of document to prove it). But need to be patient lah. hopefully my experience will give you guys some indicator that you should expect reject for the 1st application, but chance is always there for your appeal.

You mean 1st application sure fail ? Then second application, sure successful ? Your lawyer so 'keng chau' ? PM your lawyer to me. This post has been edited by jalsrix: Apr 23 2012, 11:22 PM
