Avens overall is better than tropicana heights (my personal view) , that time I settled to tropicana heights got few reason also lah ,
1) township designed by dato' Kong (Desa Park City Planner)
2) Tropicana Brand
3) Freehold
4) Central Park+Clubhouse (16Sierra Central Park is rundown , but amigo clubhouse is better than TropicanaHeights)
5) Traffic Access to SK better than 16Sierra (EquinePark & Taman U Jam like hell)
6) Tropicana Heights no more upcoming DSL , so limited selection and better appreciation
7) Rebate Better tongue.gif

Nah,

Becareful when buying properties in Malaysia. I kenalah because i didn't listen to my QS friend who regretted buying their property in Puchong Jaya.

I bought properties from IOI in South Puchong... regret like hell. They will delay until your warranty gone. and BEWARE, if you need responsible developer, buy from YTL or Sunrise.






This is not only one unit but my neighbor also has the very same problem. Answer from IOI was ..lu makan sendiri..warranty over

Mind to share more what project your friend bought in Puchong Jaya and what phase you bought in 16 Sierra??? Why you think YTL and Sunrise are responsible developer?
