herm... all developer saying tenant supply APIIT and IMU student.. so many market supply meh brows.gif
my VPavilion tenant is an expat working as department manager in APIIT.. he also not willing to pay more than 1k for rental

hot areas nowadays are high rise near public transport.. this area definately not within walking distance..
with 500psft, abit too high for serdang area. accessibilty for this area still not so convinient
despite Zefer hill also 500psft and sales responce is slow but i think this bandar hijau still BBB for smaller unit as absolute price is lower (300k+ for studio?), buy for the sake of buying?

the Sg Besi Puchong expressway seriously need to consider to upgrade..

From the picture, look like it's going to build a road cutting through TPM. But would TPM allows them to do so as the area is gated and guarded. No one can freely go into TPM without passing the checkpoint.

gonnas b city of black once it is finished developed as thre are future developments on shopping centre which i doubt will b another white elephant once it is completed ie the strand ss2 mall etc doh.gif doh.gif doh.gif

Except the proximity to LRT station (Serdang also not far away although not within walking distance), I don't see any
advantage Bukit Jalil over Serdang. Serdang have more good foods and this is good for food lover and relatively
cheaper in term of cost of living.

i dont think price will drop.. I am selling below 300psft and slightly above market value. price appreciated more than 80% since i last bought in 2006. agents has been calling for years asking for selling it, not many owners letting go. got it sold off within 2 days and prospect only view it 1 time.
anyway.. it is time to dispose and move the money to other places..
