Checked with Customs d...We have to pay the amount stated in the tax invoice...For commecial title, regardless whether purchase before or after GST implementation will kena GST. Only for Residential title won't kena GST.

Read carefully, word by word. The key word is "Sold by individuals". What it meant "by individual is:-

I am the owner and I sell it to you.

There is a different when LYL sell a unit to you. So we still had to pay the GST
