but its very cheap lar... China people go there sapu Nike and Polo Tees like pasar malam doh.gif

agree... you can save quite a lot using your own contractor... even if its the same price... the materials that you use sure better quality...

depends on size... the 2 that i was interested in was 624sf (f/f) on 18th floor vs 689sf (bare) on 13th floor... difference is 55k after discount...

I think the 13fl units were generally cheaper because of the number. Normal units, the difference between the f/f and bare units about 80-100k.

Also, don't forget that the maintenance fees is RM0.50 psf. A 689sf unit would cost RM 344.50 per month just for maintenance alone.

yeah... that's the other thing that's holding me back... if buying a RM700k+ plus the maintenance, kantoi upside down cos rental definitely cannot even get near the installment doh.gif

The wholesales fashion @ seoul is doing very well leah. it is not premium. but selling young lady clothing.

Some more at the edge. gamuda mentioned they now focus at mall business and at long term basis like wct .

I hope Robertson mall will be as good as their kota kemuning buz suites/gamuda walk.

From an investor's point of view, regardless whether its expensive or not, the rental returns must be able to cover the maintenance cost and the monthly loan repayment. If the unit value is RM 720K, BLR-2.4% for 30 years, your monthly repayment becomes RM 3168 per month. Add on RM345 for maintenance and ure looking at a total commitment of RM 3513.

Can we get RM 3,500 for a level 25 1 bedroom unit without a good view? I don't know.

imho, their living style is different, they enjoying very much Pasar Malam style cum Street Malls area. e.g. Dongdaemun

yeah, this kind it should be more suitable for Malaysian, and if Gamuda going to do it please do it bigger than that, or else may not be able to attract crowd

The best reference will be swiss garden residence.

Seems the going rate is about 3k - assuming that's a good view unit.

I think it still looks highly probable to rent it at RM3,500 after 4 year even without a good view. That's just my guess anyway.

Hi all sifus, I'm rather new in property investment & would like to invest in this robertchai bcoz the location seems good. Is there rental demand for such small service apartments at Bukit Bintang area & will it be hard to sell such apartments as it is not suitable for family with kids? Please help bcoz I'm not from KL.

Yes same unit but ive taken 90% loan as comparison.
