I was at Zefer today and they're rectifying the deck at block A. As for the leak, the rep from the PM office said its due to the angle of the window/facade or smt so they'll fix it soon. The guy (Abu Bakar) who has worked at multiple sites did mentioned that this is the only project he has been where not a single owner actually thanked him for his effort, only bashing loll

if villamas really fix the defect, let's see how long thr period won't come out defect again, so far villamas famous with poor workmanship, and also poor workmanship to fix the defect, usually same defects will come out after not long period....after fix for few times the warranty period finish, they won't fix anymore...

Hmm ... VM has to solve all the issues to satisfy the owners, else all his future projects will be in trouble.

Completed project after handout to buyer still under developer warranty for about 1-2 yrs dpds on projects.
If developer don't want to/cant fix it then its a main issues for the buyer.

Usually those investor/flippers want to sell fast at high price will get hit coz
of workmanship issues.. they lost on interest pymt to bank and hard 2 sell off with low price ...so start to
rumble and grumble....

My sister also bought Zefer hill, so far she steady only... laugh.gif

This VM really smart, some facilities are not yet ready, but still handover keys, stop interest subsidy, charge maintenance and start 24 months warranty.

They use purchasers 24 months warranty period to finish their works. Don't think it is fair to owners / investors.

Really so difficult to let go a unit ? Property agents keep contacting owners to ask whether it is for own stay or invesment.

Anyone know infront of Zefer the metal factory area will it be demolish in near future? If really happen then it will block the view. O Hako project land was also a factory before it was demolished to gave way for the project.

you would have better luck asking for 1 month free rental than lower monthly rentals. if i am not mistaken, most of the owners only taken vacant possession of the property last month so rectification works are being carried out. workmanship is rather rough if you were to gauge it using the current market value but if you are well verse with constructions then you'd be able to have the property rectified to your liking.

i have heard some owner's stories on their unit "flooded" with water after a heavy downpour but that only happened to some but not all. just because the developer was the one who constructed Atmosfera (which was plagued with so many defects) people automatically assumed that Zefer was the same shi-

it's better compared to Atmosfera.
