Thanks for the update.

Any photo on the sales chart with pricing? 28 units not that impressive I must say compared to Block A & B. It means lowest 4 floors units (8th to 11th floor should be gone).
*
You'll be surprised, from 8th to 13th floor, only 3 units on 9th floor are sold... The rest of the sold units are on higher floors...

High floor mean is 20th floor above...?
*
In this case, I'm referring to all other units sold are higher than 13th floor..

Thanks 1282009. Yeah, you are right, it's the first 10% after the downpayment of 10%, which is first progressive payment.  smile.gif

Hi there... i just booked Block C, type C unit for RM827k.  Would like your expert opinion if i've made the right decision.  Its the first time i'm buying a property and know nothing about it... am just afraid i made a hasty decision as i signed & paid the booking in 30 mins without doing proper research.  Thanks for your help.
*
Hi there! Well, I'm no expert myself... But I guess if you are buying the place for own stay and you could afford the monthly repayment, then no issues I guess... But if for investment then that remains to be seen as the price of Block C has increased about 15% from Block A... Just my 2 cent la...

If Block D left mostly high floors n west facing n the price increase in Block C is minimal compared to Block D, wouldn't people choose Block C?

What is the pro n con of facing pool/forest or non facing?

Will there be major difference in selling price upon VP?
Anyone knows if facing forest above what floor can see across the hill into Damansara Perdana?
*
Interesting, I guess everyone has their own analysis... In my case for Block A, pool facing is West (sunset) and personally I prefer East (sunrise)... I bought Type D, which is corner unit, so have option of Unit 1 or 7 that faces East... Pool facing got Unit 2 and 8... Personally I don like Unit 2, cause the master bedroom will be facing the other unit directly, so means ur curtains will be closed most of the time and Unit 7 and 8, looks great cause next to forest/hill... however some say, it's very near to the telecommunication tower... So suffice to say i choose unit 1... But on the down side, Unit 1 may be blocked by Phase II, not too sure, looks like it wont la... smile.gif

Hi, good choice but only concern is may see construction of phase 2 before phase 2 is completed...
Indeed, that did came across my mind as well...

Some SA says the telco tower is near A, some say its near D, no one seems to be able to confirm...??
*
By judging from the construction photos, I think its nearer to Block A... From the picture below, you can see Block A foundation and the telco tower...

Actually the small tower is even more unnoticeable as it's surrounded by trees/bushes.
*
Ouuu... there is a smaller tower, I didn't know... But true la, it's only a telco tower not electric pylon also, if anything, shud be good, at least will have good telco coverage... HAHA

Rm827k, i wonder anybody realized that if buying for own stay and pay until end of tenure, may incur interest payable of approx the same loan amount? THAT means nearly doubled the purchase price, to Rm1.6m....and this is assuming BlR stays the same throughout the entire loan tenure!! And for flipping, how high can it go?? With so many units....who can afford if go up to RM 1 million?? This is super high risk purchase for those without very strong holding power, especially in times of downturns
*
I think this applies for any development and yes I think most ppl knows that we all enslaves ourselves for the bank at the end of the day... But of course in the best case scenario, ur salary increase, ur EPF increase and after sometime, u shud be able to make a withdrawal and reduce ur loan tenure, ideally... There again, nothing is certain of course...
