QUOTE(CMW123 @ Jan 9 2013, 10:55 AM) Some assurance as below, any comments Thanks, finally we have something tangible to continue the discussion. Some of the points brought up earlier I feel was just too general...1. The Edge http://www.theedgemalaysia.com/in-the-fina...ll-for-lag.html Low said RM20million was spent on developing the infrastructure with slope safety measures which told 12 months. 2. IProperty Magazine Issue 84 on DF "This highland property is also structurally sound, with steel wire mesh foundations and slope monitoring activities done right at the start of the development. 3. The Star http://thestar.com.my/news/story.asp?file=...8320&sec=nation KUALA LUMPUR: The Bukit Setiawangsa landslip was likely caused by the unsuitable slope protection method used for the hill, according to experts. Universiti Kebangsaan Malaysia Assoc Prof Dr Tajul Anuar Jamaluddin said the wall used to protect the slope was known as a “shotcrete” wall which prevents water from entering the soil. “However, water can still seep into the slope from areas not covered by the wall but the wall also prevents water from flowing out. “In other words, water can flow in but not out. “When this happens, the groundwater pressure builds up and breaks through the wall, causing the landslip,” he said when contacted. What’s left of the same house on the top of the hill. Dr Tajul, who teaches geology, said shotcrete walls were also not meant to be built on highly metamorphic rocks at Bukit Setiawangsa, which are not strong enough. “The proper slope protection for such rocks should be something permeable like a high tensile strength wire mesh wall. “This method allows water to seep in and out and vegetation to grow to prevent erosion,” he said. Dr Tajul said that improper use of the shotcrete wall was common in Malaysia. “Shotcrete walls should only be applied for granite slopes which are solid. “However, they are commonly used because they are three to four times cheaper than the permeable walls,” Dr Tajul said. He added that the Bukit Setiawangsa slope was cut too high and steep at 60° while houses were built too close to the edge. Sensitive land development specialist Dr Tew Kia Hui said shotcrete walls were designed to prevent erosion but should not be constructed in areas with unstable earth. “Such walls cannot withstand a heavy load above the soil. This includes houses, apartments and boulders,” he said. |

QUOTE(GangHo @ Feb 22 2013, 12:17 PM) We can also be scared everything and eventually miss all opportunity and miss the life as well. +1Whenever there is any risk whether a safety risk or whatever, a risk analysis would need to be carried out. In this case, I would conclude that the risk is lower than taking an aircraft. For the uninitiated, the risk would be higher. However, it is common to place higher risk when you are unsure about the subject. |

QUOTE(OPH @ May 29 2013, 06:57 PM) One of the salesperson said she also bought a unit and that's what stated on the S&P. I haven't signed mine so I don't know. Can anyone confirm this? I checked dy, it's not stated in the S&P...I actually didn't specifically asked about this. Only when we asked if it would be noisy at night for low floors, that they mention "not to worry, the facilities are closed at 6PM". Hence I can imagine not many people would ask about it. |

QUOTE(Louie_rookiebuyer @ Oct 10 2013, 10:56 AM) Went to the location to see it last night (before my visit to the showroom this weekend to meet the agent). Wasn't that far from the toll and surrounding area was very good in my opinion. Houses below the road going up seems like good residences. Any ideas if they would light up the road going up to Foresta?.. its a nice laid back road but could be dangerous/scary in todays malaysian high crime rate times. I understand that the developer will be upgrading Persiaran Meranti to 4 lane, which has been a prerequisite set by the town council... It should properly lighted by then... |

QUOTE(Skyvi @ Oct 29 2013, 03:32 AM) Not so near as view from these photos seems. I did a crude projection and looks like you are right... Well, at least from this angle la... Will it be taller than the tower as some claim to be? I doubt it. This post has been edited by calvinyeap: Oct 29 2013, 04:35 PM |

QUOTE(1282009 @ Oct 30 2013, 02:01 AM) I also doubt it now after seeing your photo. Nope, I don't think Block A is taller... What you are seeing currently for Block B is the car park... Take a look and compare this to the building model, you will get what I mean...I guess for those block A higher floor units facing the pool, we might be able to see over KD? Is it only my perception? It looks like block A is built higher than the other block for the same floor from this photo? |

QUOTE(SEESEE1227 @ Nov 2 2013, 04:35 PM) I bought a unit at BLOCK C. I wonder if the project could be finished by December 2015 or even earlier. I intend to register my kid to the SRJK © Desa Jaya 2, Sri Damasara which will commence schooling in year 2016. I am in a dilemma. How if my unit not ready yet by then? I suppose I have to rent a place. Let's hope it will, by looking at the current progress, shud be ok kua... Besides, since it is DIBS, developer stand to benefit if they finish early also... Fingers crossed... |
