Saw exhibition booth of Rimba Residence at I-Property Exhibition. Also forest concept with low dense (238 units) at Bandar Kinrara next to Ayer Hitam Forest Reserve. A lot of interest shown on several forum.

Is forest concept now a picking up trend?

Also read in another forum that there could be changes to DF master plan for future phases. How true? Positive?

Since some of you all concern about the exact location of the Foresta Damansara and the tower location, i have attached here my drawing based on the google map, Foresta Damansara video, and north-south orientation. Not sure how accurate is that, but hope that can clear some of your doubts.

[attachmentid=2826357]

All the time i thought the tower belong to Damansara Perdana since it is quite near to the Tan Sri Mustapha Kamal's house (Chairman of MK Land Bhd).

This is before toll at dsara perdana, not in bsd.

Yes, it will be next to Flora Damansara. If you check the Wikimapia map, it will be surrounding the Opo Lake...

Latest news in the SUN today

http://www.thesundaily.my/news/375633

A third block has now been released, of which 80% has been sold. Prices are currently hovering at an average of RM550 per sq ft. The fourth block of the first phase will open for sales in a few months, upon which prices will likely increase to around RM600 per sq ft.

Beyond that, the company has another trick up its sleeve, in the form of a land parcel in Bandar Sri Damansara, of which it doesn’t want to reveal too much for now.

What;s this trick???

my car park is on 6th floor most probably my units are at lower floor, the car park entrance is at the ground floor, if u r at 4th floor means your actual units are at the middle floor of the block. so those penthse or higher floor will be at the 1st floor, something like that
*
Is it correct that each carpark floor has its direct entrance/exit meaning your car can go straght into/out of your carpark floor?

550 of 928 units sold, the figure is slightly out..
*
Total of 928 units so average per block = 232 units
Total of 3 blocks launched = 696 units
Block D with no stickers yet = 55 units

So 696-55-550=91.

oes this imply that there is still a pool of about 90 units either drop out not replaced or not yet sign S&P?

Hi guys how much was the launch price for facing Pool/forest corner - block A no. 8?

Looking to purchase a unit at block D, which would be best:

A) No. 3 - intermediate facing west (partial forest view)
B) no. 1 - corner , balcony facing west, master facing forest
C) no. 7 - Low level corner, balcony facing west, master facing north

No. 7 would be cheaper but without forest view. Is forest view at this development important to a genuine buyer?

Would a high level intermediate no. 3 or low level no. 7 be better? Price is about the same

For Block A/B, the price psf for different units on the same floor are in the range of plus or minus RM10 psf only. Only thing is for Block A, every floor increase by RM6k and between 24th floor and 25th floor there was a high jump in price. Maybe 25th floor can oversee the top of the mountain...

For Block D, the developer adopted a view premium strategy. For illustration, below is the psf price for 35th floor of Block D

1) No 1 - 545
2) No 2 - 577
3) No 3 - 550
4) No 4 - 585
5) No 5 - 547
6) No 6 - 584
7) No 7 - 545
8) No 8 - 577

7) No 7 - 545
8) No 8 - 577

You can see the forest view premium attached to No 2,4,6 and 8.

No 4 and 6 has the higher psf price. No 1,3,5 and 7 about the same psf price.

Believed that Block C will also adopt the same pricing stategy.

Wonder upon VP will the subsale market command the same?

Facilities is at level 7 so may have slight noise from the pool and can also be at eye level with the sky walk (not sure how high). The forest view from the balcony will be indirect and partial but will have fresh oxygen...

Depends on whether you are buying for rental, investment or own stay.

If rental may not matter much depending on the tenant

If investment so long as the whole phase appreciate a lot, the demand will be there and lower floor with lower psf price may suit more potential buyers

If own stay, it is your call...

Just my 1 cent worth

Foresta followers,

I understand that there is a premium paid for forest view as compared to the sungai buloh view. Please consider these factors and it may point you more to the sungai buloh view.

Wind direction. Wind would rush up the hill. So the units that facing sungai buloh will have the strong breeze factor.
There is a transmission tower on the hill and some of the forest facing units may get this view
Unit facing the pool will have to face a certain level of noise.
Incest from the forest??? Possible or not??
Based on the above, go for the sungai buloh view and you will get the genting view also!!!

Cheers

Sorry for the wrong spelling. Should be insects like mossies ,beetles cicadas and not incest...  smile.gif

Presumed that you are referring to Block D side facing west. Is that under sungai buloh view?

If S&P is going to be dated in July means that L&G only expect VP at end of 2015 (42 months from S&P date) to avoid any LAD

But understand that constuction already started in 2011, right? So they are taking more than 48 months to complete??

Hehe, got it...

Just took a look at the brochure, it is stated as "Expected Completion : Dec 2015 (subject to final confirmation)"

Guess we are the naive ones...

The last i saw at the showroom still have about 20% unsold for Block D.

According to the SA, so he said, that there are many interested buyers but because the unsold units are high floor (costly) and also left those facing west so many of them are waiting for Block C launch. Heard that it will be in July, but no sound of it yet...
