QUOTE(juinnchin @ Feb 25 2012, 06:35 PM) How about the 10 % discount ? Still apply to block D ? Just received the letter this noon. I think still have the 10% b'coz it's still mentioned about paying 10k downpayment only and yes block D I don't think the price will be 550psft. Maybe just an increase of 50psft? Previously block A is starting at less than 450psft.

Extracted from Feb iProperty.com magazine (pg 45): "This highland property is also structurally sound, with steel wire mesh foundations and slope monitoring activities done right at the start of the development" .. Full detail can be found in the magazine (pg 44 - 47).

QUOTE(316 @ Feb 26 2012, 09:47 PM) Hi, I noticed that the pricing for Block A btw 24A and 25 level was different around 20k (instead of 6k per level), this was paid for what premium? However, it didn't happen in Block B pricing for that levels (if it happens in Block B at least can be explained by paying premium for PJ view due to higher than the hill level at around 25-26 level onwards). Anyone can advice on that? I also noticed that pricing (for the same sf) for higher levels at Block A and Block B almost the same instead of RM50/sf different. Anyone can explain on that? You are right. I notice this too when I captured and compared the price chart between block A and B last time but I don't have an answer for that too. Have u tried to ask SA? The price for higher flrs in Block B (25th flr and above) is almost same as block A for the same flr because there's no more 20k difference between level 23A and 25th and also L&G has narrowed down the price difference btw each flr in block B by 3-4k instead of 5-6k in block A. Depending on facing, not all units can see PJ/Mutiara views. I guess block A units with pool view will see Damansara Rafflesia/KD instead of PJ/Mutiara view and block A units facing the forests will probably see DPC (if not block by future phase)? With that, probably only block B/C units with pool view will see PJ/Mutiara view. Anyway, the common root top areas will be able to see all above views.

QUOTE(leeyiksheng @ Mar 3 2012, 03:21 PM) Maybank and CIMB pulled out. Affin, SC and Hong Leong are in. Added on March 3, 2012, 3:21 pmNo need to by MRTA for most banks except Public Bank Added on March 3, 2012, 3:22 pmCrowd is lesser and sales is slow due to the price increase but people are still interested. Added on March 3, 2012, 3:24 pmNew marketing brochure with floor plans and specs enclosed. Pretty need, it's like a book or booklet. Thanks for sharing. can post the new brochure on this site? I feel that the price jump is bit steep. Eg mid floor smallest units after disc is >720k.

QUOTE(Kalimuthu @ Mar 4 2012, 12:27 AM) Just got my unit today. I dont think CIMB has pulled out as there were a few there offering their products to me. 3 CIMB and 2 Maybank consultants were there earlier this morning. Didnt see anyone from HSBC there though this morninng. Maybe MBB just join back? They were out previously. What type/size of unit did u get and what facing?

QUOTE(Pos86 @ Mar 4 2012, 07:33 AM) All these talk of Maybank and CIMB pulling out is unsubstantiated. A few persons come here and spread the rumors and everybody believes it. Maybank sales consultant was there, and CIMB is still dishing out loans. What r u talking about? It's true MBB was out previously, confirmed with their 2 bankers. It could be that they have resolved their issues with developer now.

QUOTE(Pos86 @ Mar 4 2012, 06:54 PM) I don't see any good reason why would a prominent bank would want to pull out in a sudden... A unit here could mean a 700k loan and no bank would want to miss out on this pie. I think we really appreciate feedbacks/opinions/comments in this forum but sometimes we need to substantiate this claim, and take initiative to verify the claim (and share the result to fellow forumers if you feel like to). Anyway, I'm happy with my paper gain of over 60k Good for u and do agree with your views. By the way, just for your info, I'm not the person(s) who spread any news on banks pull out (please do read the history of this thread if u just joined the thread/forum). After I read the news, I made an effort to ask the MBB bankers concerned and it's true that they pulled out previously (for block A/B) due to reasons not clearly stated. Well, anyway good if they are back now for block C/D. More importantly, it's up to individuals to double check with what others posted in any forum. Never trust fully what's posted. Oh 60k? U are block B buyers? This post has been edited by 1282009: Mar 4 2012, 07:16 PM

QUOTE(Kalimuthu @ Mar 6 2012, 08:32 PM) I guess he is looking for the same price as what the original buyers of block A and B bought theirs for. Who would want to let go without any "top up"? I just noticed from the chart, smaller type A1/A2 units facing east is much more expensive than larger units (type B1/B2) which are facing west..

QUOTE(jasonv @ Mar 7 2012, 09:39 AM) Does anyone know if Persiaran Meranti will eventually see a direct connection to Damansara Perdana? I noticed a road (presumably from DP) leading up to the Paradesa condos. It was blocked off though the last time I passed by. I hope so. When more phases completed, it's possible.

QUOTE(propertyselangor @ Mar 11 2012, 03:26 PM) Not sure how MRT can help. It is only built after 6 years (hopefully ), that could be at least one rounds of property cycle . And the nearest MRT Stations planned are at Surian Tower and TV3. Currently the LDP jam starts at Persiaran Surian and LDP junction all the way to SD. Yup, the MRT would not halp SD much. I notice the bottleneck to SD from TTDI is half the time caused by the left turning to DP/Penchala. I saw an extra lane is under construction all the way from MD to Flora Damansara. Any idea on that extra lane?
