Total of 928 units so average per block = 232 units
Total of 3 blocks launched = 696 units
Block D with no stickers yet = 55 units

So 696-55-550=91.

oes this imply that there is still a pool of about 90 units either drop out not replaced or not yet sign S&P?

Hi guys how much was the launch price for facing Pool/forest corner - block A no. 8?

Looking to purchase a unit at block D, which would be best:

A) No. 3 - intermediate facing west (partial forest view)
B) no. 1 - corner , balcony facing west, master facing forest
C) no. 7 - Low level corner, balcony facing west, master facing north

No. 7 would be cheaper but without forest view. Is forest view at this development important to a genuine buyer?

Would a high level intermediate no. 3 or low level no. 7 be better? Price is about the same

If only given above 3 choices, I would go for option B, at least the master is facing forest.

Apparently rooftop of opposite condos is same level as level 1 carpark. So lowest number 7 (7th floor) should be slightly higher than rooftop of the old condos?

Agree that option B would be most ideal but price may not be worth it anymore (900k+) relative to block A-8 which has even more fantastic views?

If what u said is true, then 7th flr is 6th flr above the roof of the nearby condo which is fine. Yes, block A no. 8 is better since its facing both pool/forest view but it's also facing west. If u think this is not a perfect unit, you can also wait for block C launching?

For Block A/B, the price psf for different units on the same floor are in the range of plus or minus RM10 psf only. Only thing is for Block A, every floor increase by RM6k and between 24th floor and 25th floor there was a high jump in price. Maybe 25th floor can oversee the top of the mountain...

For Block D, the developer adopted a view premium strategy. For illustration, below is the psf price for 35th floor of Block D

1) No 1 - 545
2) No 2 - 577
3) No 3 - 550
4) No 4 - 585

If the economy stands as it is currently, vp price should expect 15-20% increase frm block A price I.e. From avg 750000 increase to 900000

Which do u think is better in resale value for block D?

A) no. 7, 1610 unit low level (facing outside)
B) no. 2, 1450 unit low level (facing inside pool forest)

direction is very important, For Block D, i will pick the facing inside one (facing east), many ppl can't take the west facing, evening sun.
if for rental income purpose, smaller units easier to rent out. Thanks.

If own stay, it is your call...

Just get to know the simulation here, people tend to picks forest view even though the pricing is few percent higher than non forest view ...

Is forest view seems tend to be a new trend in modern living???

Kinda like the forest landscape here.
