facing : to the back, facing the low cost unit ,
size : 1357sqft
carpark : 2
furniture : fully furnished, i.e built in kitchen cabinets, wardrobe, bed, mattress, dining table, couch, tv cabinet, fans in all rooms, washing machine, dryer, etc

Asking price is 620k but nego to 590k, is it a good deal?

Im talking bout investment not own stays. If u wanna own stay for long term u can even stay in Batang Berjuntai and not worry much bout resale value. But when u invest, you need to consider many other factors.

If investor like us cannot make money, nobody will buy developer product. The reason high demand because of investor also. If developer don't let  investor earn, the developer is digging its own grave. 

Touch the right condos. Go for older developments in established areas. Ignore the new launches.

many owners trying to let go at high price, keeping it empty ?
Owners always trying to ask higher price, but can be nego, don't expect much much discount

what will happen if a downturn coming within next few months...
in theory, if many condo VP in the same time, can't rent and sell, price will drop.
i can see lot of vacant units from my balcony at night, some just VP few months ago, some were VP more than 2 years, some are old but still vacant.
i think if this theory is applicable at mont kiara, i think the price been drop, not the coming next few months

how is the traffic condition in Mt Kiara ?
traffic is smooth till jalan kuching, i take half an hour to KLCC every morning

That's usually the case. But when prices drop or the owner declare bankrupt or commit suicide, those stories are usually kept under wraps and not many ppl hear about it. 

For their luxury projects, Sunrise actually sold some of the 2nd phase units at below 1st phase prices and many early buyers were so angry. So it all depends on which project and which location etc. 

If more than 250k, considered as high end apartment.
Am I correct?
