just checked that area in iproperty, most seller are asking that price range for 3000sf.
andy lau there also 3000sf worth 1.4mil, this one at BU should ok gua...

Landed properties calculate both land cost and built up,
Example land size 1650sf x rm250psf +built up 3000sf x rm500psf

many owners trying to let go at high price, keeping it empty ?
Owners always trying to ask higher price, but can be nego, don't expect much much discount

what will happen if a downturn coming within next few months...
in theory, if many condo VP in the same time, can't rent and sell, price will drop.
i can see lot of vacant units from my balcony at night, some just VP few months ago, some were VP more than 2 years, some are old but still vacant.
i think if this theory is applicable at mont kiara, i think the price been drop, not the coming next few months


how is the traffic condition in Mt Kiara ?
traffic is smooth till jalan kuching, i take half an hour to KLCC every morning

honestly i'm still buy, but very selective properties and back to strategy of rental market.
whether market keep going up or burst, my 6 sense tell me it won't burst, a market correction or stagnant most probably.
