In my opinion, considering properties around Setapak at this time are mostly starting from 600K+ minimum, there may be buyers who are looking for cheaper options. Even though lower floor units are not that selling high in psf for you, but i suspect if buyers are mostly want to look for cheaper unit, then lower floor condo units may sell faster and easier than higher floor unit.

Still can get buyer geh if lower unit wanna sell... From what you see, the price can be up down 100K different from bottom to highest floor (same type from developer)... e.g: 23A-01 vs 01-01
If lower floor cheaper 100k from the highest floor, I do believe still got "market" la...
