This is my house in PJ, am currently in the midst of renovation works.
Most of the masonry work has been completed, wiring is almost done, aircond, water & sewage piping have both been completed.
At the moment it's about 70% completed.

Progress is going so far, so good.... getting the wiring completed within next week so that the plaster ceiling guy can start work. Another 2-3 months to completion, maybe... sweat.gif

Still on going so don't have the final tally but it has not gone over the initial budget.

Seems like 40% but it's actually closer to 70%. The renovation will complete in about 2-3 months time.

Not really a lot can do. There are some restrictions from MBPJ.
Had to change what was initially planned to meet regulation specs.

But other than that ok lar.... am actually quite excited to move in.

For me, location is key.

Can buy new house, bigger, cheaper, but further away from PJ.

Or older, more expensive (inc renovation), smaller, but in established area where family and friends are (and amenities).

My decision was based on distance to parents place, amenities and a place I'm roughly familiar and comfortable with.

Here's a list of things I underestimated:

1) Electrical wiring - by about 100% (from 7k to 15k, inc 3 air con installation)
2) Tiles - by about 40% (from 10k to 14k)
3) Doors - by about 150% (from 2k to 5k)
4) Alarm and autogate - I didn't even budget this in. laugh.gif (5k)
5) Windows - went for some better windows upstairs in the rooms (extra 6k)
6) Bathroom wares - almost doubled (from 4k to 8k)
7) Door locks - 1k

Already 31k there I didn't budget for. laugh.gif

Someone was telling me that a couple of years back to get your entire house renovated for RM150k was doable. But nowadays it's nothing shy of RM250k, either ways i'm feeling the super hard pinch now.

Design is planned between myself and a friend. No rendered drawings just the technical stuff that was sent for approval.

Hahahaha... unfortunately no... had to get an architect for that. We drew rough plans... he measured the site before and indicated the changes that would happen after as it has to be colour coded for council submission and provided the technical specifications for some of the load transfer work that was done.

If i drew the plans for submission the kakak at the council office would probably smile and say... "Dik... yang ni arkitek kena lukis... tapi adik punya saya gatung kat dinding belakang ni kerana warna-warni"

Architect's fees for drawing and submission was RM6.5k

I think if you provide a layout plan, the architect will have his work reduced,
(He do not have to visit site and do measurement), can discount and incur lower charges. hmm.gif

Timber strips no problem taking the abuses of weather, just make sure you use hardwood type timber strips. The strips used here are Chengal wood and they've been coated and shellacked to withstand the rain and sun.

Materials cost for the wood alone is about RM7 per foot run. The wood stain cost about RM100 for a tin if i remember correctly and requires 2 tins, can't find that receipt to double confirm.

Work was done by using sub-contractors but managed on our own.

It's Nyatoh solid door. Door finishing was done in the factory prior to installation.

Gate is 16ft width in total. Actually got a metal works shop to fabricate the gate. Wood strips was provided to them when ordering. Total cost for the gate was RM1700.

Armoured cables already laid, that cost about RM500. I haven't decided on the gate motor, but it looks to cost RM1400-RM1800.

Quite abit has been completed (well partially at least)since the last update. The dry and wet kitchen have been prepped to get ready for the start of building the kitchen cabinets, sink and tap plus the ventilation hood have been installed.

Timber flooring installers also came this week to install the upstairs flooring. And i must say these guys were extremely quick, 2 days plus and they were done. The sanding and lacquering of the timber flooring will be done week after CNY. Neighbours are chinese so don't want to accidentally mess up their house when they have guests over.

Some plants also delivered for the backyard. Need to go find more for the front of the house... plants can honestly cost a bomb!!

You got your timber flooring from ATH? How long do you need to wait after installation for the wood to acclimatize before sanding and varnishing?
I got mine from ATH too and was told will have to wait 4 weeks after installation before sanding and varnishing?!

Thanks... was going for the spacious look. The house originally felt very compartmentalized and cramped due to its lay-out.

Was trying to make it so that i can see the greenery planned for the back garden and to let a lil more sunlight in.
Didn't want the house to end up looking too dark but didn't want the smells from cooking to go all through the house from a totally open kitchen concept. This was the best solution that came to mind.

Each sliding door is about 5ft (W) x 7ft (H). Price? Don't have the breakdown yet as the supplier has not passed me the bill.
The price would be higher than a normal sliding glass door as i opted for tempered glass rather than normal glass.

What contact is it that you need? Contractor? Marble shop?
I'm not using a contractor for my reno work... directly using sub contractors only for specific items, while the project is managed by myself and a friend.

More for security purposes, tempered glass can't be cut easily with handheld glass cutter. Want to minimize break-in potential.

It's called dark mahogany. Got it for RM7 per sq/ft excluding installation.

The majority of the heavy duty items have been completed and am now concentrating on painting, installation of lights & switches prior to the timber flooring being sanded and finished. Here is a look at some of the things that have been done recently.


Finally made a decision on the ceiling fan and decided to go with Panasonic instead of KDK. It's a great deal cheaper for one and I don't really find the temp sensor useful for me. The model i bought was the Panasonic Nami Jr.

The master bedroom toilet is all done!! Rain shower, hand shower, taps, sinks, WC all installed and ready to use. Currently have not installed the cover for the WC, will do that after the timber flooring guys are done.

Installation of timber flooring and batten inclusive of finishing was about RM2.80-RM3 per sq/ft if i'm not mistaken. Can't remember how much the installation of the skirting is though.

Should be about RM35 per sq/ft. The vendor hasn't come back to me with the bill and the breakdown yet. He still owes me some items which have not been delivered.

Nope. That hole is meant for the tong sampah. Still waiting on the metal works guy to deliver the door in a similar design as the gate. The other side will be a similarly designed panel but fixed dead in place and the inside will be to store water hose, etc...

Wow 3 feet? Thats big! Is it required to make such large pillars or just a personal choice? 16 feet enough to put two medium cars comfortably? As in reversing and driving in.

It's a matter of personal choice. Gate open size no problem for 2 cars parking side by side.

Hi, for that rain shower, how's the water pressure like? Need to do any extra plumbing work? Are the Hansgrohe rainshower? Because the Supplier told me that I may not get enough pressure for a rainshower like that. Btw, I'm only at the mist of renovation design..

It's not a Hansgrohe rain shower. Those are damn expensive, got this one from Toto. As for water pressure, if your water pressure in your toilet is low, a quick fix is to add on a pump. That will give sufficient pressure for the rain shower.

I think a string curtain will look really good in your house as a divider between kitchen and dining room. Just my opinion.

The plumbing was done by the Indonesian guys but they don't take projects on their own and follow my friend on his own work. I just pinjam them from him for awhile.

Black Galaxy (kitchen): RM19 sq/ft

Borneo Beige (flooring): RM15 sq/ft

Installation cost: Can't remember the breakdown. The installer gives cost based on installation on flat surface per sq/ft, if they need to do the edges trimming there is a charge per sq/ft, skirting installation also cost per sq/ft.

For the edge trimmings there are different types with different prices some more depending on complexity. I know that doesn't answer your question completely but hope it helps some.

I don't have the breakdown for the mirror yet. For a bathroom like this, should cost under RM10k including labour from a budgetary perspective. That of course is dependent on the type of finishing used.

i think is marble as well. mirrors are quite cheap actually. A lot of large mirrors retail for 300 and above. Expensive part is the frame type.

The cost includes everything from plumbing, materials, workmanship, and other miscellaneous things like water proofing, cement and all. There are marble that you can actually get at cheaper prices if you're lucky. Like most things marble also has different grades.

Buying the marble is actually not the most expensive thing when you take into consideration the cost of laying/crafting the marble which is actually a specialist field.

i have antique finish (some call it acid wash) in my shower area, not slippery at all & easy to clean nod.gif

the rough surface one, we call it "framed finish" wink.gif

Sorry guys, no update pics just yet. Been packed at work.
Timber flooring just got sanded down and lacquered so the entire upstairs is currently a no-go zone. Hahahahaha.... for the kitchen cabinets those have not been decided on yet either.

Will post up some pics later on when i have time to take some.

Gate metal frame and workmanship cost about RM1,100. The timber strips was purchased and prepared before it was sent to the metal works shop, those cost me about RM200.

In total, it cost me RM1,300. Hope that helps.

Sorry, its RM200 per gate panel for just the raw wood without the wood staining. Total cost was RM800 for the wood.
Type of wood used is chengal.

The glass railings cost about RM6k and includes fitting and doing the plaster board to hide the bolts + skim coating.
Cost for the pond is within the region of RM8-10k inclusive of the water pump, water inlet/outlet.

Reason? Well its a non-branded water filter but it works well enough. A couple of my friends are already using this specific type with no complaints.
Only thing they mentioned is that the external handles for the valves rust after awhile.

Got it from a hardware shop on Old Klang Road and it cost about RM1.1k. My main priority is to get the water clean and i've seen the before and after in my friends place so i don't mind using this.

There will be a whole bunch of ppl doing some work or the other next week and am looking to start major cleaning up the week after.

Normal metal railing is cheaper in comparison to glass railing. There are hidden costs when doing a railing like this, such as the finishing of plaster board for a neat and tidy look.

With regard to children's ease of use, to me if they're not walking steady yet or if they've just learnt to walk, best is supervised tries going up and down staircase.

No contractor dude. Self-managed with help from friends.
Majority of the work was done by selected sub-contractors (i.e. flooring; materials sourced on my own and installation done by an uncle who only does flooring installation)

Wanted something that looked beyond the usual and at the same time fit my family's needs. Since i quite fancy wood and water, got quite abit of that incorporated into my home. Glad to know that ppl like the result so far.

Neighbours have been very kind and understanding. They did not complain but they did ask for some things to be followed such as to start hacking work only after certain hours and to stop hacking during lunch time.

The workers at my place were also very conscientious about my neighbours, any dirt caused is cleaned up that evening itself and any issues with my neighbours homes are rectified immediately. So overall my neighbours were happy to allow us to continue with work. smile.gif

Added on April 30, 2012, 3:39 pmAfter a long while with no updates, here are some pics of some work recently completed in the house, the built-in's. Wanted to use Unity Kitchen initially but because of their filled schedule, the wife was not willing to wait and in the end decided on a company called Artak Kitchen which came recommended by a friend.

Installation of the built-ins were pretty quick and was completed within 3 days. However one point of advice to those doing their built-ins and plan on having timber flooring, do not complete your timber flooring prior to the installation of your built-ins as there are bound to be scratches no matter how careful the installers are. Had my floors sanded and applied final coating after the built-ins were installed and corrections done.

Kelvyn... you hinting are... hahahaha... yar, actually looks much different from pics. All those taken with phones camera so ain't that great.
It's a 1-off kow tim and for own stay... might make my office out of one of the rooms as well later on.

Stress, money, heartache are all normal things we go through but a renovation sure as hell amplifies it to the max.

Normal kedai cermin also can, the frame around the mirror was bought from one of those door & timber shops. There is one in uptown (behind standard chartered) and old klang road has plenty but I usually go to the one at the shops behind the pearl point area.

For the colour you can purchase those timber staining colour and you can get them at these shops too.

Yup, its tempered glass.
Cost was RM1.4k just for the glass and does not include the glass door or installation.

For any glass that you plan to embed into cement or concrete, make sure you use tempered glass, normal glass will not last and tends to crack after some time. It happened to one of my friends and he had a major headache getting that glass changed.

It's 5mm thick.

Yup, there is a glass door separating the dry and wet kitchen which can be closed while cooking.

oh 5mm, is the door swing type? how do u feel about 5mm? cause i saw from exhibition last week, those glass door or divider for bathroom, it is 10mm, quick thick, but heavy. Planning to get a sliding door to separate wet and dry kitchen, havent check the spec with contractor... how much they charge u per ft?

oh ya, may i know the height too? looks like they build it up to the beam.

Sorry ling07... gave you the wrong info. That particular glass panel and the glass door is 12mm thickness.
My glass door is a swing type, feels slightly on the heavier side.

The size of my glass door is 4ft (W) x 8ft (H). One thing to pay close attention to is the type of floor spring used to hold the door. For anything wider than 3ft and more than 6ft in height, please do not use the normal floor spring usually sold as it cannot take the weight of a glass door larger than the size specified. You will actually have to inform the company where you're buying the floor spring from of the exact dimensions of your door in order to get the right product to fit.

One place you can consider looking at swing type, sliding type solutions for your needs would probably be Hafele in Glenmarie. Their office is located on the same row as the Porsche showroom. They've got products to fit your need but do note that they have stuff that range from the basic all the way to the high-end.

Saw one folding glass paneled ceiling mounted track that i really would have liked but it costs in excess of RM30k.... which is way..waaaayyyyy.... more than what i was willing to spend. Do share with us how you finally decided to design that feature of your kitchen yar.

Should be ok... but take the height not from your ceiling but from the height of your beams. Usually try to make plaster ceiling as flat as possible.
For mine, height from the bottom of the ceiling beam was only about 8.5ft.

Certain areas is designed so i get the full height of my ceiling but others are camouflaged by designing of lightboxes so the ceiling doesn't look too low and flat.

I have the same ceiling height as you(lowest beam 8.5ft) and was wondering how you managed to get all your beams covered. Is your ceiling for the whole ground floor 8.5ft?

Those 3 strips of lights are from T5/8? I'm thinking of doing the same but with LED lights instead. How bright are they by itself?

I have the same ceiling height as you(lowest beam 8.5ft) and was wondering how you managed to get all your beams covered. Is your ceiling for the whole ground floor 8.5ft?

Those 3 strips of lights are from T5/8? I'm thinking of doing the same but with LED lights instead. How bright are they by itself?

Most of the ceiling height is slightly lower than 8.5ft. There is a 0.5" gap from the plaster ceiling to the bottom of the beam.
The living room area i utilized the full height of the ceiling and used L-box light holders to blend into the lower portion of the plaster ceiling.

The lights in the 3 strips are not T5/8 but just normal fluo tubes using electronic starter, cheap and easy to maintain. The light of the 3 strips is not too bright but it is bright enough to see what you're doing in that space and not much beyond.

Very nice design u hv there. Just curious, your wet and dry kitchen top, are they both concrete top with granite tiles ??
For wet kitchen, usually we use concrete with normal 2x2 tiles, and dry kitchen, normally KC will ask to put granite but without concrete...am confused now...

Both my wet & dry kitchen is using concrete top with 2x2 granite tiles.
You can still use granite on KC structure, its just a matter of preference.

My house also in the midst of renovating, still not yet decide whether to make the dry kitchen concrete as well as the wet kitchen. Am sure it will be more costly as it is concrete, but granite tiles is more cheaper than the granite top i suppose, I was quoted ard rm190 per/fr for granite. If without processing is rm38 per/sf. Wonder which is cheaper??

The granite top is actual granite cut in 2ft x 2ft pieces. Chances are the quote for the granite that you got is for a single slab cut to fit your concrete or KC top. Those are definitely more expensive but look a great deal nicer.

Get your contractor to quote for both options and see which suits your budget more... the saying we learn in school still stays true... "sedikit, sedikit, lama lama jadi bukit" is true even in renovations. Every little extra you spend will add up on the final total bill.

Nope... it's no where near to Kota Damansara. whistling.gif

Original house design has no backdoor access.
So it was never a factor in the renovation plan approval with MBPJ because i've followed the original structure.

The backdoor access is only a requirement if the original house was built with a backdoor.

For Kitchen cabinets i used a KC company called Artak Kitchen Design, you can call Jeff at 012-625 2528.

The plaster ceiling in my house i only use a sub-con to provide manpower for installation work only. Materials is bought on my own and based on the design of the plaster ceiling that i want. Designing of the plaster ceiling was a joint effort with a friend and hours of staring at a bare ceiling and the ceiling beams and wondering what the hell needs to be done.

With regards to your wardrobe, personally i prefer to build a wall.
And if you're gonna have doors on your cabinets you do not need one for your entrance into your walk-in wardrobe. Personally prefer this application as the clothes are more dust free and the aircond from the master bedroom can be easily felt in your wardrobe area.

For the kitchen cabinet I told them what I wanted and they quoted based on that. Reason why I choose this supplier was my initial choice Unity Kitchen could not meet the delivery timeframe I required. This KC supplier was actually recommended by a friend. Price was decent and they could meet my timeline so I went with them.

For granite, L-shape is possible in a single piece but it would be ridiculously expensive. Cheaper option would be to have 2 separate pieces with a single joint, looks a great deal neater while still maintaining the single piece look.

Got my sink from Flowline in Jln Meru, klang. It's manufactured by Franke. For the stove, ventilation hood & oven, got them from Megabath in Tmn Sea. There was a promo offered at that time that was not available elsewhere and the electrical shops that had the promo was bundled with a different spec oven and not what I wanted.

Not sure whether furniture fairs are cheaper but I usually explore places like HomeDec, etc... Just to see what's roughly available out there. Saw florentino's sofa at last years HomeDec which I would have nvr thought of if I did not view it at the exhibition. Everyone is able to give discounts on any average day. How low a price u get depends on your negotiation skills.

Anyone using unpolished or unglazed wall tiles for toilet and kitchen? Scared it will be hard to clean. Dunno where my contractor can get 2x1 tiles for rm5 per piece. Porcelain some more

Should not be that difficult to clean, you can use anti-mold spray if its gets moldy and its just a quick wash to get rid of it. Fumes can be a lil nauseating though.

Here's some more updates... my house is more or less considered completed... now comes the hard bit, getting it all cleaned and ready to move in. Pond has been cleaned and filled with water, bio rings & filter elements are in the filter compartments, salt & anti-chlorine added. Just got to replace those dead plants. icon_rolleyes.gif

The kitchen counter is concrete but the top is not tiles. They are actual granite pieces cut to look like tiles, the material is called Black Galaxy. Am not very sure if Niro has something similar, but i've seen Niro granite tiles at my friends house and i must say that they look not bad. nod.gif

Each method has its own pros and cons... price wise for the two options that you mentioned, the price should more or less tally upon completion. Single piece granite slabs can't be bought from tile shops, you'll have to go to a marble shop for that as most tile shops don't really carry the material. Plus single piece granite costs a great deal more than if you buy it in cut tile shape.

For your sink area or places where water is consistently present, go for concrete top. You don't have to worry about the water seeping and spoiling the wood frame in the long run.
