I just visited their website noticed that they updated the info that the project will use the award winning building architect and award winning landscape architect. Bro and sis can check from their website main page.

seems is rm350 per sqft. ... but still on high side... if its rm300 then very reasonable.

Rm300PSF in KV? R u kidding me? If happened, 2 days can close office liao. Im sure selling like hot chick not only cake. My prediction for this condo should be RM400+- PSF. Let see..

for the last project in this area, avenue court, avant court, sentosa court, price stagnant for more than 10 years, only recently everybody crazy for the property then increase a bit bit.

No good points as this I can said the accessibility is awesome. For sure the jammed u can't avoid.
In an area, future developments is very important. Although this area has limited, but currently, all project r selling at average rm400+ Psf no matter which projects in KV. If u r the boss will u go for RM300PSF?

Latest news........the Old Klang Rd next to Pearl Point, the land sells for RM300+ per sqft by Lee Yan Nian's estate. Now Old Klang Rd lands no more cheap. I think Riverville also not cheap. Use award winning architects somemore. Consultant fee ber-million million liao.
RM300 psf......I think impossible lah.
RM350-390 psf ..... possible........may be for early birds
RM400-420 psf ...... most likely.

My best guessing........

RM400+- PSF is reasonable in KV ATM. But we don't know the 1Q of 2012 outcome.

I also harap harap get one about 350 psf. Nanti then later phase 400 psf i untung at least 50k.........good investment leh.
Let say I fork out 40k deposit, borrow 90%. Nanti 3 years untung 50k less interest and other expenses = 40k net profit. I will gain 100% return from my initial money 40k...
Mimpi pun sound good........hehehe

MGG... Mine selection is a bit odd.. vested a unit at SW puchong... Sweat like hell for that unit becoz the price really sky high... sad.gif
Luckily most condo now price around 400 psf... This make me feel a bit secure of my purchase... sweat.gif

Bro.. Think is always easier than real life. When u invested on RM400k property. Ur minimum profit must be 30% of Ur purchased price. If u only think of 40k profit for 3 yrs. Is not worth at all. If economy bomb. U r in debt of 400K. Think twice.
