I saw the ad in the STAR newspaper today and I thought to myself most of the people are either making extremely handsome income or stretching their ringgit to the very end...

whether the land tenure is on freehold or lease, I believe IJM has made a bold move by having a price tag beyond RM 400/sq.ft in cheras. I am looking forward to see the market response.

Went there last weekend. Already sold around 30-40% of the units, mainly lower floors.

I am not keen to buy though... Can consider Cheras Heights, freehold ~1500sqf for less than 500k. It's less than 2km from Altitude 236 and within the same area.

I think it's suitable for own stay not rent out. If you want to rent, better get Connaught Place.

I find that older people (>60-70) more suitable to stay in condo rather than double storey or semi-D or bungalow as they might have problem taking the staircase (unless you are rich enough to install elevator or escalator in a terrace/semi D/bungalow house)

But someone did point out a good point, why buy a RM400psqf leased hold when you can get a RM300 psqf free hold 2km from there? This is something I don't understand too ... probably IJM branding (but IJM not very famous of building house ... more of highway). My 2 cents.

This is Cheras DBKL area. It's different from Cheras Kajang area.

What's more, spending power for Cheras kia are getting stronger with higher education level.

If I'm not wrong, Seringin residence is by See Hoy Chan in Happy Garden, and it's freehold.

This should be more worth it given these few features.

I went to see the Seringin that day, next to it is a new chinese school La Salle. It's the only chinese school in Sri Petaling area at the moment. I think some parents might like it. As you know chinese school is highly demanded by chinese society and the approval usually depends on where you stay nearby or whether you have bro/sister studying there only ...

Altitude 236 location is quite okay but within that area, true that you can get a landed property within 1-2 km distance such as Damai Perdana or Alam Damai.

no point to invest in old cheras development.. the commercial there is at limited as no any big land for new commercial development.
south cheras will overlap old cheras soon !

I donno man~ altitude seems expensive to me for 700k and above. That's the reason for the low entry fees.
Well, who knows, prob the price will jack up another 30% upon completion?

I went there yesterday and look at their villa 33 and altitude 236. The sales is about 65% for the condo with lower floor all taken up...i think this place can sell but slowly...in my opinion, the lower floor average comes to RM430 psf but all have been taken up and the pricing is reasonable in view that new condos in Bukit Jalil ie Z Residence, Kiara Residence is reaching RM400 psf already...

From what I saw these few days in the gallery, the sales was <50%.
Don't think it will sell fast.

Quite a luxury design, nice facilities and landscape, with this price range in taman connaught cheras area, i'm presume that who buy for own stay also expect to have the lifestyle living, but one thing i can foresee is the condo will be fulfill by the UCSI's african students in future, which gonna affect the one's expected the lifestyle, the student market is so demanding there, rental is keep going up from 1.2k till 1.8k now for those condo nearby, i'm quite familiar that area bcos i have some condo rented for student with 14% yield return.
just my personal opinion.

i noticed on my recent visit to the showoffice, about 30% units have been sold.

the penthouse was still available at RM1.7mil with 2800psf.

now there's a 5% rebate and an option to take additional 5% rebate or zero progress interest during construction.

but the proposed SUKE hiway from Ampang to Seri Petalilng will run along the existing jalan alam damai road, infront of this condo.

Generally yes, Bangsar a lot more class above Cheras. But Bangsar today not as "wong" as Bangsar years back. And I definitely not consider Cheras because I found other than near KL/KLCC, the master plan, development or old taman are quite terrible. Anyhow, they are pool of local folks prefer Cheras will move to Alam Damai or Sg Long.

Also, for Saville, if really consider as Bangsar, then it must be near or adjacent to Jln Telawi / BV or Bkt Bandaraya / BSC, but Pantai Hillpark is not too near to Jalan Bangsar ... it near Bangsar South and separated by a federal highway or across the NPE to reach Telawi Bangsar ...

Also, those affluent locality with classy, they buy Bangsar or Bukit Pantai landed, not many rich rich people purposely picks Bangsar to buy highrise bcz if they did, they will consider Mont Kiara first. Landed in Bangsar or Damansara Heights had more premium and demand compare to highrise.

Kudos to UOA who borrow Bangsar South name and make it looks excellent. Soon we will see Bangsar South / South West / South East at PJ and Bukit Jalil new area.

My house is right behind a small hard rock and on top of the hard rock is a water tank. Been staying in my current landed house for many years and there is no problem at all. There is a small trekking road towards the hard rock top and people enjoy their morning walk there.

i sibeh have high expectation from ijm. charge so high should expect more.

i expect altitude facility areas nothing less exclusive than Seni MK except those 100+ years old trees.....
seni gym room is 1 of the best i ever saw. sibeh 1 of the top class.

also mk seni monthly charges still only around 27sen+- psf. with almost 9 acres of land.

MRT 2 will not passby there. It will come from Ampang via Cheras Sentral, Jalan 9 (Tmn Lenseng) and travel along Jalan Alam Damai and going towards Damai Perdana. There will be a station next to Pr1ma site

The developer is crazy greedy. Lastime my friend put booking rm2000 for mandarina apartment afterthat the developer refund the booking fee until get ccc then only call the pre book buyer but the price increased from rm140k to rm200k

Same goes to my friend who bought it abt almost 3 yrs ago. I think they got to hold until dev clear their units at higher price.

I still assume developer selling at RM 700+k before rebates. Bcz about half year ago, its only RM 460-470 psf after 7% or 9% rebates. Cant recall the actual rebates.

I&P learnt that lesson, I guess. They are planning to build a condo in Alam Damai but with BU not more than 1200sf, I heard. It's easier to sell small units.

We'll see what the pricing will be when they launch it (if they actually do), in 3rd Q this year.

But I think the SUKE factor is the one that "kills" Altitude sales. The location is undoubtably good with access to many highways and byways.

Who might rent here I am curious?

The area nice- Alam Damai is established address... Community and facility good, have friend staying there. However, Cheras have audience for this market, higher end condo rental......?

SUKE sure will affect this one, especially those facing KL.

Drove past when visit friend, facade so so only. Not like "Wah!" That type.

u may be right I think. they can't turn right, so no alternative- must go down the stretch to uturn if want to go len sen, cannaught, jalan cheras etc.

and that road can b very bad traffic.

Maybe still new. Think only 2 to 3 months keys collected. Maybe many buyers are for investment not for own stay. Not sure if rental market for this is good. Crowd in this area not sure will spend so much to rent condo here. Time will tell.

This area is actually very nice and homely and easily one if the best in a Cheras - definitely more upmarket than surrounding areas. The park is quite awesome. However, condo is definitely not the flavor of the month over here...

Yes, i can confirm there are fewer than 20 units available. You can view the ACTUAL units. I went up to one of the highest unit and the view of KL was spectacular!

Actually they had RM10k further rebate for CNY promo, on top of the present rebate (5%).

One advantage of this condo is the location, it is close to KL and connectivity to all hiways is good.

A few disadvantages that kill off the interest to buy a unit are the future SUKE hiway that will be built on top of the existing road fronting the condo, overpriced units by the greedy IJM, access to the condo is not free flowing; one has to make a u-turn further down the road to go to tmn len seng, visitors car park are very limited and there are no places on the road for visitors to park their cars.

Just my 2 sen thought.

My friend stays in the gated residence next to the new Maybank, just below and overlooking the park.

I&P is clearing the huge plot of land between that and the park. This place is designated with 2 condo blocks and 3 or 4 rows of shophouses. My friend said I&P wishes to make this place a modern alfresco-style dining area.

The hill site you mentioned is behind, nearer to Damai Perdana, also under I&P as you mentioned.

Unfortunately it's close to Altitude. Do you plan to buy there? I think still got some developer unit left. I am not sure how is their plan, but if you pay a visit to that Jalan 3/118B, it doesn't look good. When complete will be vroom2 noise I suppose.

The road run in front of 236 but you have to pay toll, exit from highway towards Jalan Alam Damai and make a turn into persiaran Alam damai and drive all the way before reaching 236. Probably 5 minutes during offpeak and 10-15 minutes during peak hours

Hi, have a friend owned a unit here, complained the 'sound' noise from upper floor at night & morning.

Also mentioned that even his neighbor also hearing the same sound - like people walking very loudly, dropping thins &etc!?

Could it be because the thickness of the floor between does not complied the the required standard or min. thickness !?

of cause i don't believe is something else ! Any explanation !

they made a BIG mistake in the pricing when they launched the condo. they hiked it too much. too greedy.

and when the news of SUKE hiway came out (months after the launch date), it further dampened the sales.

It's normal la bro. Give u floor slab 6 inches thick also u can hear if ppl on top walk like an elephant and drops heavy/noisy things onto the floor.

Floor thickness is not decided by developer. It's decided by engineers and of course there are minimums. But the minimum figure can be different from one project to another

from what i heard, the noise is the 10yrs old boy jump walking, dropping toys on the floor and etc. sometimes mohter cooking with chopping board on the floor also can hear. rclxub.gif

From the SUKE expressway map, the elevated highway goes along Jalan Alam Damai passing through Altitude 236 condo before it goes into Jalan 1/144a. It should be quite close to the condo but noise barrier will be likely be erected on the elevated highway. It will certainly help reduce or contain the noise though the residents living there will have to judge on the noise levels themselves.

Generally it is ideal to have your homes or condominiums situated far from the main highways to avoid the noise from traffic. Though it's quite common these days, especially in Bukit Jalil where most of the condos are just beside the main road and elevated highways(near the stadium and LRT).

Traffic Noise is unvoidable even without suke highway
The area existing is surrounding with high volume of traffic. Many high rise also built next to the highway or high volume traffic road

It will depend on the type of noise barrier that will be used, whether it is vertical, semi-enclosure or full-enclosure. For high condominiums near the elevated SUKE highway, semi-enclosure is usually adopted. The noise from traffic will be minimised at the upper floors but still the residents will have to evaluate themselves in real life experience as the noise barrier is expected to reduce noise levels even at the higher floors from studies conducted by the specialist.

Noise from traffic along main highways will be minimised with a noise barrier but it will not be completely eliminated to zero levels ie. pin-drop silence. That is the reason why most people will try to select a home or condominium that is far from the main highways mainly due to noise pollution, if there is a choice.

Sadly many condo and even landed being built next to highway or petrol stations nwadays...even if the landed not near highway but near major acess road there will be almost nonstop noise polluton esp on queit nights..not many people realized tis..even sound barrier and distance including a football field and trees, can still hear revving of dumb modified cars and motobikes

The highway is just on top of the road outside Altitude 236. The residents here would expect noise from vehicles passing by at high speed. This is the main reason of the low take-up rate, apart from the higher than average price. If I'm one of the purchasers of Altitude 236, I will dispose it immediately even though suffering some losses.

A condo or apartment just right beside the main road is certainly not good in terms of noise pollution though some people may not think of it as too much of an issue. That's why there are still people who have bought the units during the launch period several years ago. One of the residents of this Altitude 236 happens to be my colleague's sister.

Personally I wouldn't consider any property that is close to the highway or main road, or the worst case, just right beside the highway like this Altitude 236. I have driven past this Altitude 236 and the entrance to the building is very close to the main road. The entrance looks more like a hotel in the KL city centre where space is a premium. There is a minimum setback from the main road to the entrance as the building is very close to the road. Perhaps during development the land allocated for the project is limited, or there is a hilly terrain behind the building that restricts the construction.

Coming back to the noise issue. I believe most who have bought the units of this condo would have readily accepted the noise issue from the highways. For critical individuals who cannot accept having properties close to the highways just like myself, the Altitude 236 will be out of consideration. The upcoming elevated SUKE highway will surely contribute more to the noise levels. That's for sure even though there are efforts to reduce the noise from the traffic by erecting noise barriers along the building. There might still be hope if full-enclosure noise barrier is built to contain the noise but that is not going to happen as semi-enclosure types are the ones that are usually used for SUKE.

Should there is doubt, pls visit there and take a look at the piling/structure opposite to OCBehC bank. It will be very convincing.

I hope the road along Jalan Alam Damai where the construction of the SUKE CA3 package will be made good (properly with good leveled surface) after the construction of the superstructure has been completed since the road surface is now in pretty poor condition and shows uneven patching up and some potholes. The road surface along Jalan Alam Damai from Altitute 236 right up to the border of Alam Damai at the police station used to be in good condition it's now in not-very good.

I'm not sure because I'm not a resident at Altitude 236. What is this meeting about and when was this meeting held? Whatever it is, there is nothing that the residents can do or suggest in the meeting as the construction of CA3 is already ongoing. It will inevitably upset many people not only those from 236 but other apartments or properties that are close to the elevated bridge because it is a very long line cutting or running into many housing or residential areas.

You can ask your friend to ask the developer or management. From the looks of it, it appears that there is some sort of compensation but not too sure on the details. It may be that the SUKE bridge may have encroached a little into the parcel of land of Altitude 236 and there may be some compensation by the owner of SUKE (Prolintas) to the land owner of Altitude 236.

The key plan seems to indicate the unit is located at the lower right corner ie one side facing west and one side facing north.
In this area, facing north with hope to see jagung towers and/or trx is great. But it also faces(at least partially) suka. At 8th floor(if the address indicated so) the "orchestra magnitude" of traffic is relatively significant.
The west side by default will welcome sunset. But the future projects or the existing pucat bayang might a better shade.

The given unit layout seems to be a mirror image of the auction unit. If this is true, then the master room of this auction unit has the best bonus enjoying both.

Don't wanna over speculating its layout....

Consider really lucky, flyover not that close. It is still 3 to 4 Lanes away.

At Jln Tun Razak horizon high-end service apartment the flyover basically direct above the guard house. 🥴 Can save up the awning cost but not the dust...

Does anyone know why the pricing of this condo for 1700 - 1800square feet drop so drastically from 800k to 400k - 500k?
