If I'm not wrong, Seringin residence is by See Hoy Chan in Happy Garden, and it's freehold.

This should be more worth it given these few features.

Alam Damai got gated guarded terrace? thought that it's only guarded.
Of course buy landed for the same price.
But if got more choice, buy landed freehold.

I went to see the Seringin that day, next to it is a new chinese school La Salle. It's the only chinese school in Sri Petaling area at the moment. I think some parents might like it. As you know chinese school is highly demanded by chinese society and the approval usually depends on where you stay nearby or whether you have bro/sister studying there only ...

Altitude 236 location is quite okay but within that area, true that you can get a landed property within 1-2 km distance such as Damai Perdana or Alam Damai.

i'm interested to buy this for investment.. but struggling to decide btw 3 bedroom & 3 + 1 bedroom.. the differences is abt 100k! wat do u guys think?

no point to invest in old cheras development.. the commercial there is at limited as no any big land for new commercial development.
south cheras will overlap old cheras soon !

I donno man~ altitude seems expensive to me for 700k and above. That's the reason for the low entry fees.
Well, who knows, prob the price will jack up another 30% upon completion?

Sales is arnd 30-40% sold out, mainly lower floors.

i think the sales quite bad as the price in high side. perhaps the lower floor they booked it for internal use or bumi waiver purpose...

I went there yesterday and look at their villa 33 and altitude 236. The sales is about 65% for the condo with lower floor all taken up...i think this place can sell but slowly...in my opinion, the lower floor average comes to RM430 psf but all have been taken up and the pricing is reasonable in view that new condos in Bukit Jalil ie Z Residence, Kiara Residence is reaching RM400 psf already...
