I saw the ad in the STAR newspaper today and I thought to myself most of the people are either making extremely handsome income or stretching their ringgit to the very end...

whether the land tenure is on freehold or lease, I believe IJM has made a bold move by having a price tag beyond RM 400/sq.ft in cheras. I am looking forward to see the market response.

Went there last weekend. Already sold around 30-40% of the units, mainly lower floors.

I am not keen to buy though... Can consider Cheras Heights, freehold ~1500sqf for less than 500k. It's less than 2km from Altitude 236 and within the same area.

I think it's suitable for own stay not rent out. If you want to rent, better get Connaught Place.

I find that older people (>60-70) more suitable to stay in condo rather than double storey or semi-D or bungalow as they might have problem taking the staircase (unless you are rich enough to install elevator or escalator in a terrace/semi D/bungalow house)

But someone did point out a good point, why buy a RM400psqf leased hold when you can get a RM300 psqf free hold 2km from there? This is something I don't understand too ... probably IJM branding (but IJM not very famous of building house ... more of highway). My 2 cents.

This is Cheras DBKL area. It's different from Cheras Kajang area.

What's more, spending power for Cheras kia are getting stronger with higher education level.
