Was told that Block B (1st launch block) left over unit price increased to RM380k from RM320k. Not sure the price for Block A.

Aurora is part of lake side city right? If not mistaken this entire project actually quite near to the big power station there as compare to warf... Correct me if in wrong smile.gif

At Tmn Puchong Prima. Lakeside city condo. Near the wharf and 500 metres away from LRT.

Whattttttttt? Block B is Phase 1 wor, price increased from RM 320k to RM 380k? Tats almost 20%, my gosh.

Sorry bro, I hav limited idea of this Aurora Condo masterplan.

i think the price raise is still ok. When i book KP at End Feb, it already price rm370k from iproperty/agent. But my agent told me now still got loan rejected unit which cost around 336k b4 discount

It is below level 12 (11 or 10) as i remember.

Wow, good floor number eh.

Ya, I booked 2 units of high floor, one unit is Lvl 23A and another unit either 25 or 26th floor, I also forgot dy. The prices I think 35xk or 36xk, not sure too.

When he called me, a lot units available, but when I able to meet him 2 weeks later, all gone, only level 23A and above units are available.

No DIBS, so, prefer high floor since per floor only increase by RM 1,200-1,500,

If Lvl 10 or 11 only 336k b4 discount then a huge difference, I might consider swap if I wanted. The difference is 20-25k before discount, quite huge also.

ooh i see...when i book my unit at End Feb, my agent told me only left 1 loan reject unit for block B, other all booked, so i take that unit cause it is cheap(low floor, 300k after disc, 11 or 12 floor, cant rmb, need go back check >< ).

Afer few week, saw in lowyat and heard from my agent, more and more loan reject unit emerge. I also feel a bit bored..haha

Want to ask a silly question, base on your experience, what is the max DIBS amt that those low floor buyer need to pay once the building build until their floor?

Max DIBS? I think you are asking max progressive interest pay as a borrower / owner for level 11 or 12.

Actually, for condo of 3 years project, and able to complete on time, it could estimated 4.6% to 5.9% of your loan amount. Also, it also rely heavily on developer's financial background and how fast they would need to claim the disbursement from the banks.

So, I would say, for middle to medium floor, it's roughly about 5.5% of your loan amount.

Added on June 26, 2012, 10:41 amJust call sales office for show house availability, the person in charge tell me the show room will be ready on July. JULY....really a GOOD and HAPPY news.....

Anyway he told me the show house now under renovation at shoplot near Koi Tropika there so if interested can go there check. Developer had put few sales person overthere

koi prima 2nd block still got smile.gif KP sales slowed down ever since LSC came out

if u wan can pm me, KP 2nd block got limited units left & if ur interested in LSC beside the tasik prima n 500m from lrt Stn 11.

Just confirm from sales office yesterday that Block B price increased RM30k ++ per unit. Block A price will increase soon .... (dunno when)

Haha. The directors said their projects sold quite cheap so they ask the finance department re-pricing again.

Indeed, when comes to psf price, Koi Prima price is rather cheap in current new condo market ...

I believe soon. Recently heard the radio advertisement. At least this is telling the progress of the project too.

According to SA, the relocation of their office is causing some delay in the show unit, s&p and etc. I think they are rushing for the official launching too, so the show unit must be ready for viewing.
